BOARD OF ADJUSTMENT
GRANTING A FRONT YARD SETBACK VARIANCE FOR
476 REDSTONE BLVD.
Resolution No. 06-2008
WHEREAS, Bob Wofford, owner of 476 Redstone Blvd. is requesting a 9 foot 6 inch Front Yazd
Setback variance, where 30 feet is required for the expansion of an existing second story deck; and
WHEREAS, the pazcel contains 9891 sq ft and is located in the VR zone district; and
WHEREAS, the property is described as Lots 44 and 44A, and 46 and 46A of the Redstone Replat;
and
WHEREAS, the Boazd of Adjustment is vested with the power to grant or deny such variances by
~ virtue of Title II, Section 7-10.30, Pitkin County Code (Land Use Code) and Colorado Revised
Statutes, 1973, 30-28-118(2) (C); and,

d WHEREAS, based on the evidence presented, the Boazd of Adjustment makes the following

°~ 1. Proper notice procedures, including the notification of all adjoining property owners, has been
v shown by the applicant.
2. The required hazdship or practical difficulty has been established.
~ 3. Granting such relief will not cause substantial detriment to the public welfaze and will not
substantially impair the intent and purpose of the Zoning Resolutions and the zoning maps.

v NOW, THEREFORE, BE IT RESOLVED by the Boazd of Adjustment, that a 9 foot 6 inch Front
~ Yazd Setback variance be granted for the expansion of an existing second story deck as shown on
exhibits A and B.
WARNING: Any violation of the terms of this resolution may result in rehearing and possible
revocation.
The Resolution was adopted by vote of the Boazd of Adjustment of the County of Pitkin, State of
Colorado.
