THE BASIS OF THIS RECOMMENDATION IS:
This abatement is recommended based on an inspection made 11J15/2007 verifying that this Condo is a personal residence not
a commercial rental unit. Therefore, it should have been classified residential not commercial. The owner filed an abatement
requesi June 20, 2007 for the 2006 tax year. Since it was after the protest period, the change was not reflected in the 2007
tax assement. This abatement is to correct the 2007 assessment rate.

Abatement Summary for the Real Property identified as schedule # R18952
This abatement is for the property owned by Brian E. Olesen, and is unit 208 of the
Crystal Valley Condo, located at 215 Redstone Blvd, Redstone, Colorado. The Crystal
Valley Condo is also known as the Crystal Valley Manor Motel. Mr. Olesen is
requesting that the classification of his unit be reclassified from commercial to residential
as its use is primarily residential.
Staff from the Assessor's office did a site inspection and verified that this unit is a stand
alone residential unit and approves the change in classification. There will be no change
in actual value but the assessment rate will drop from 29% for commercial to 7.96% far
residential. This results in a lower assessed value and thus a reduced tax bill.
