iiHEREAB Aspen Mass Partners and Rocky Mountain Natural Gas
(hereinafter "Applicants") have applied to the Planning and Zoning
Commission of Pitkin County, Colorado, (hereinafter "Commission")
or approval of a an insubstantial amendinefit"tb a'Plat, pursuant~~
to Section 4-2.1(b) of: the pitkin County Land Use Code; and
WHEREAS, the Aspen Mass Ranch Subdivision is located
immediately east of Highway 82, north of Brush Creek Road; in
Section 21, Township 9 South, Range 85 West; more specifically
described in Exhibit "A"; and
WHEREAS, the following amendments to ,the.. Plat (approved
pursuant to Resolution No. 88-80), are proposed:
i. Abandonment of an existing two. foot wide. gas line easement
which is located within the building envelopes of Lots 1 and
2 of the Subdivision.
(The gas line is a high pressure main
which serves as the primary feed to the upper end of the
Roaring Fork Valley);
2. Relocation of the line to an area... outside of the platted
envelopes to ensure safety during construction of homes and
subsequent occupancy;
3. Establishment of a fifty foot-wide easement to accommodate the
line and to assure adequate clearance from the high pressure
main; and
WHEREAS, the Commission reviewed the application at a public
meeting on January 7, 1992; and
WHEREAS, the Commission finds that the applicant has complied
with the criteria pursuant to Section 4-2.1(b) of the Pitkin County

NOW, THEREFORE, BE IT RESOLVED by the Commission that it does
hereby grant approval of the proposed Aspen Mass Subdivision Plat
Amendment subject to the following conditions:
i. The amended subdivision plat shall receive approval from the
Planning Department, the County Engineer and the County
Attorney prior to recording.
2. Prior to excavation; 'the`applicant-"shall"obtain an excayatoh~ ~"
permit from the CtitYrity"~rigineer which, at a minimum, addresses
erosion control;"restoration of public trail where disturbed
(if applicable), reclamation and repegetaton.
