The project site is shown on Fig. 1. The purpose of the studywas to develop recommendations for the foundation design and to determine the groundwater Ievel. The study was conduoted in accordance with our agreement for geotechrtical engineering services to Peter Kelley c% The Aspen Brokers dated on I3ecember 2, 2002. A field exploration prograrn consisting of exploratory borings and a site reconnaissance was conducted to obtain information on subsurface and existhtg structure conditions. Samples of the subsoils obtained during the field exploration were tested in the laboratory to determine their classification and other,engintering characteristics. The results of the field exploration and laboratory testing were analyzed to develop recommendations for foundation types, depths and allowable pressures for the proposed building foundation. Thzs report summarizes the data obtained during this study and presents our conclusions, design recommendations and other geotechnical engineering oonsiderations based on fhe proposed construction and the subsoil conditions encountered. PROPOSED CONSTRUCTION Building plans for the duplex were conceptual at the time of this study. We understand that construction of a basement level isglanneri if feasible. The existang duplex will be razed prior to the new construction. We assume the proposed duplex wi111~e a two story wood frame structure with attached garages. Ground floors could be slab-on-grade or structural above a crawispace, Grading far the structure is assumed to be relatively minor with cu[ depths between about 4 to 6 feet. We assume relatively light foundation loadings, typical of the assumed type of construction. '~' - 13titLD1NG AND SITE CONDITION5 Tlae site is currently occupied by a single story, wood frame duplex over a shadow crawlspace located on the northeast side of Highway $2 approximately'/4 mils south of the Aspen city limits. The property is bounded by East Lupine Drive to rte east (uphill) and Highway tl2 to the west. The Mountain. Valley subdivision in located uphill to the east.and other single family residences are located on adjacent properties. We understand that the existing duplex was built in fire m.d-196Ug. ?. combination of peiiuteter footings with cinder bIoek walls and interior pads were used for support of the building, The existing structure appears to be in relatively good condition froth a foundation viewpoint. Our review of the building interior conditions showed only minor indications of building movements. The proposed duplex is planned 8o be located roughly in place of the existing duplex. Approximately 8 inches of snow wvered most of the lot at the tune of our field exploration. Site dastuxbances consisting of relatively shallow cuts and probable lilts were observed op the property that likely occurred during the subdivision development andlor canstructiott of the existing duplex. Highway 32 roughly follows the eastern edge of the Roaring ForK River and is elevated slightly above the ground surface of the duplex propezty. The ground surface surrounding Ute existing duplex is relatively flat and is nearly level. A steep slope (up to East Lupine Drive) is located to the east. Vegetation around the existing duplex wnsists of scattered aspen trees with a'few shrubs. Boulders up to 2'h feet in size were observed on the hillside to the east. FiET.U EXl'I.(DRF1TIOii' The field exploration far the project was conducted an December 5, 2002. Twa exploratory borings were drilled at the locations shown on Fig. 1 to evaluate the subsurface conditions. Boring locations were coordinated dvith the architect, ICevizt MacLeod, and were located as close to the proposal building footprint as practical considering drill rig access and underground utr'lities. The borings were advanced with 4-inch diameter continuous flight augers powered by a truck•rnaunted CMB-4SB drill ... _ . ,~....,...,...~... a. .~ M ._w ate.: ~., ,~. u4.~. s~:x,~v -3- rig. Hand-slatted PVC pipe (lY diameter) was installed in the borings to the depths shown on Fig. Z to monitor groundwater levels. The borings were logged by a representative of Hepworth-I?awlak Geateahnical, Tnc. A subsequent site visit was made to observe the interior of the duplex and arawlspace an December 2.3, 2flfl2. Samples of the subscils were taken with ls/s inch and 2 inch I.D. spoon samplers. The samplers were driven into the subsoils, at various <tepths with blows from a 14q pound hammer falling 30 inches. This test is similar to Lhe standard penetration test desa'ibed by ASTII~I Method. D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. 17epths at which the samples were taken and the penetration resistance values are shown 9n the Logs of Exploratory Borings, Fig. 2. The samples were returned to oui laboratory for review by the project engineer and testing. The subsoils generally consist of between about 3?/z to 8 feet o£ fit! overlying mostly low to medium dense, sligtatly silty to silty sand and, gravel captaining gobbles and baulc+ers to the maximum explored depth of 21 feet. Drilling with auser equipment d boulders, and drilling below the &11 at Boring 1 was difficult due to the cobbles an _ , „_, , refusal was encountered in the deposit. Laboratory testing performed on samples obtained from the borings included natural moisture content and gradation analyses. Results of gradadan analyses performed on small diameter drive. samples (minus 1 % inch fraction) of the subsoils are Shawn on Fig. 4. The laboratory testing is summarized in Table I. Pree water was encountered ist the borings between about 8?/z and 9 feel below the ground surface. We expect that the water Ievel will rise during seasonal rise in the Roaring Fark River. Based on the subsurface profile and our review of the site conditions, it appears that the property has beers filled and the existing duplex foundation bears on the fill. 7'lae property may have been filled due to the shallow groundwater condition. Considering the subsurface condiiions encountered at the borings, spread footings placed on the natural sand and gravel soils or compacted structural fill can be used for support of the proposed duplex. The subsurface conditions crou,ld be variable beneath the existing duplex and further evaluation of the bearing condiiions should. be wnducted at the time of construction. Groundwater was encountered between about 8i/a and 9 feet below the_ground surface and could rise during spring runoff. Due to the relatively shallow groundwater and IikeIy rise in water 1cveI during spring runoff, extending the basernent level into the groundwater level, which would require permanent dewater, does not appear feasible due to potentially high pump flow rates. It appeazs that excavations up to about S feet below existing ground surface should be feasible. Groundwater monitoring sD7ould continue through the 2003 spring runoff to further assess the approximate high water level. DESIG)q diECO1Vd1YiE1VDATdONS FOLDNDAT10N5 Considering the subsurface conditions encountered in the exploratory bdrizzgs and the nature of the proposed eonstructrion, we recommend the building be founded with spread footings bearing on the natural granular subsoils or, compacted structural fill. Backfill in pavement and walkway areas should be compacted to at least 95%a of the maximum standard Proctor density. Care should be taken not to overcompact the backfill or use large equipment near the wall, stnce this could cause excessive, lateralpressure on the wall. Some SeCtlesr}ent of deep foundation wall backfill should; be expected, even if the material is placed corcertIy, and could result in distress to facilities constructed on the backfill. The lateral resistance of;foundation or retatning wall footings will be a combination of the sliding resistance of the footing on Ilse foundation uzaterials and ,passive earth pressure agaiast'the side of the footing. Resistance to sliding at the bottorns of the Footings can be calculated based on a coefficient of friction of 0.45. Passive pressure of compacted backfill agairtist the sides of the,faetings can be calculated using an equivalent fluid unit weight of 350 pcf for moist backfill and 200 pcf for buoyant backfill condition. The coefficient of friction and passive pressure values recommended above assume ultimate soil strength. Suitable factors of safety sltquld be included in the desid to limit the. swain which will, occur. at the ultimate strength, particularly in the oase of passive resistance. The requirements fox joint spacing and slab reinforcemetli should be established by the designer based on experience and the intended slab use. A minimum A-inch layer of free-draintn ravel should be laced beneath basement level, slabs to facilitate. ~gg P drainage.
