MEMORANDUM
T0: Patsy Newbury, Acting B ilding Inspector '~
FROM: Richard Grice, Planner ~~
RE: Building Permit Review - Enough, 87 and Le al Tender inin C aims
(Total Approximately 67 Acres Re a1 P'roperty) and Mr. Tom Barron
DATE:.,. August 26, 1g82
On this day I conducted a site inspection of the above-described property with
Mr. Tom Barron to determine the significance of 1041 development constraints.
My observations were as follows:
1. Access is provided via the Little Annie Road. ~ ~
2. Access from the Little Annie Road to the mining claim is primarily ~ `l
flat vaith slopes never exceeding 10 percent in grade. r~~
3. There is a building site on the Enough mining claim which h@s no i
visual vulnerability at all from the valley below. ~'='m ~
4. There is a building site on the Enough mining claim with no potential
for avalanche hazard or any other geologic hazards.
Prior to the issuance of a building permit I would recommend that you verify each
of the following:
1. The availability of a clear title to the property. The ti~tl,e certificate
should uar ee the legality of the parcel.
2. It is my understanding that the Enough and the 87 mining claims are
patented claims. This fact should also be verified.
3: It is my understandirc that the Tw `~- °-~ ------ - - - `_
g property Currently has a weT7"for
which a well permit was issued by the Division of Wader Resources.
I would recommend that you obtain a copy of the well'permit as well
as pump test information disclosing the quantity of water available.
Also, you should require the construction of a water storage tank
to provide enough water for fire protection.
4. The applicant should provide you with evidence of access easements at
a minimum of 30 feet in width connecting the Enough claim to the Little '
Annie Road.
5. It is my opinion that sewage disposal using a conventional sewage
disposal leach field system will not be a problem on ,this property. j
According to Mr. Barron, no development of the property is anticipated for a
number of years. For this reason, I would suggest that you retain this memo in
the appropriate file to serve as a guide for both the Planning 'Office as well as
the Building Inspector s use at the time of development.
In summary, I recommend that you permit an exemption from the building permit
review process at the time of development subject to a demonstration of a
satisfactory solution to the above-described issues.
