The second half of the inspection occurred at 7:30pm. Susan and I did a lighting review, t have copied her on this email. g q 0: A am, Susan cleared us for CO but she has some re uests that she wants met before the barnwill be released for C 1. Up-lights at the hearth room patio-she would like the lenses changed from bright white tp darker /translucent 2. The house exterior lights to be on a timer so that they do not stay on past midnight unless over-ridden by sensors or a manual switch when lighting is required 3. The barn exterior to be on a timerto turn the lights off at 9pm with the same caveats in #2 4. All house exterior lights to have bulbs when the inspection occurs at the barn. The property manager informed me he had not installed bulbs in all locations. Susan was kmd enough to take my word for it that the lighting was uniform and what was lit is representative of the entire property. That's it, today we are going for CO. I spoke to Brian Pawl this morning and he will do solar, final mechanical and CO this afternoon. We conducted the investigation to evaluaite the subsurface conditions belowthe proposed buildings and providefoundation recommendations for the proposed construction. Our reportwas prepared from data developed during our field exploration, laboratory testing, engineering analysis and our experience with similar conditions. This report includes a description of the sub~lurface conditions found in ourexploratory borings, ouropinionsand recommendationsfordesign criteria forfoundations, floorsystems, and geotechnical and construction criteria for details influenced by the subsoils. The recommendations contained in the report were developed based on the currently planned construction. (factual construction plans will differsignificantlyfvom the descriptions contained herein, we should be contacted so thatwe may adjustourrecommendations as necessary. A summary ofour conclusions is presented below. SUMMARY OF CONCLUSIONS Subsurface conditions found in ourexploratory borirngsfortheZangrillo Residence (TH-1 through TH-4) consisted of 0:5 to 3 feet of sandy clay "topsoil" over 2.5 to 6.5 feet of clayey gravel and sandy clay underlain by claystone bedrock. Two borings (TH-5 and TH-6)'driBled at the planned location of the barn penetrated 1 foot of sandy clay "topsoil" over 7 and 13 feet of sandy clay underlain by weathered to comparatively unweathered claystone bedrock. Free groundwaterw~asnotfoundinour exploratory borings during our field investigation. 2. We recommend constructing the Zangrillo Residence on footing foundations supported by the claystone bedrock. The barn can be constructed on footing foundations supported by the undisturbed, native clay. We judge footing foundations designed with the criteria recommended within this report will result in acceptable building performance, provided a high degree of care is taken to preventwetting of subsoils below and adjacent to the buildings. Differential heaveand associated damage should be expected if interior slab-on-gradefloors in the residence and barn are supported directly on the in-situ clay and claystone below this site. We recommend interior slab-on-grade floors be supported by at least 12 inches of densely compacted, structural fill built with the on-site soils. Additional discussion is in the report. 4. Surface drainage should be designed to provide for rapid removal of surface water away from the proposed buildings. Foundation drains should be installed around each building. SITE CONDITIONS The West Buttermilk Pfister Tracts subdivision is located northwest of the Buttermilk Ski Area and accessed by West Buttermilk Road. West Buttermilk Pfister Tract 4 is located in the northwest part of the subdivision. The buiilding envelope is located in the west part of the parcel on a narrow ridge that trends down to the north (see Figure 1). Sides of the ridge are steeply sloping. The property is forested with aspen trees and scattered spruce and pine. Undergrowth has been cleared on much of the upper parts of the ridge within the building envelope. The Zangrillo Residence is planned on a topographic knob located in the narrow, south palrt of the building envelope (see Figure 2). The barn is proposed fora topographic bench nearthe north terminus of the building envelope. PROPOSED CONSTRUCTION We understand theZangrillo Residencewill beawood-framed building, stepped into the natural slope ofthe site. The building will vary from one level at the south to three levels atthe north. Floors in most living areas will be structurally supported with crawl spaces below. The south part of the residence will beone-story with the floor constructed at about elevation 8776 feet and the bottom of the crawl spaces near 8770. The central part ofthe residence will be two stories with abelow-grade lower level at approximately elevation 8760 feet. The north part of the residence will be three total stories with lower level living area floors nearelevation 8760 feetand bottom of crawl spaces at about 8754 feet. The lower level will daylight atthe north and' west sides. A garage wall also be located in this part of the building with aslab-on-grade floor at elevation 8759 feet. below. Maximum excavation depths on order of 25 feetwill be required to attain proposed foundation elevations. The barn will be a tall, one-story, wood-frame building. A hayloft is planned above the horse stalls. The building will have aslab-on-grade floor at approximately elevation 8714 feet. Bottom of footing elevations are expected to be at aboutelevation 8710 feet. We anticipate foundation excavation depths between 4 and 6 feet. Foundation loads assumed for our analysis of both buildings varied between 1,000 and 3,500 pounds per lineal footoffoundation wall with maximum interiorcolumn loads of 40 kips. If actual construction will differ significantly frorn the descriptions above, we should be informed so that we can revise our recommendations and/or design criteria, if necessary. SUBSURFACE CONDITIONS Subsurface conditions belowthe proposed location oftheZangrillo Residence were investigated by drilling four exploratory borings (TH-1 through TH-4) on March 22, 2002 at the approximate locations shown on Figure 2. Deep snow present on the site madethebarnlocationunaccessibletodrillingequipment. Wereturnedtothesiteon April 25, 2002 aftersnow melt had occurred and drilled two exploratory borings (TH-5 and TH-6) at the planned location of the barn. Drilling was directed by our field representatives who logged the soils and bedrock and obtained samples. Samples obtained in the field were returned to our laboratory where field classifications were checked andtypicalsamplesselectedfortesting. Graphic logs ofthesoilsandbedrock encountered in our exploratory borings are shown on Figures 3 and 4. Practical auger refusal occurred in cemented lenses oftheclaystonebedrockinthreeofourborings. Results of field penetration resistance tests and observations during drilling indicated the clayey gravel was medium dense to dense, the sandy clay was stiff to very stiff and the claystone was weathered to very hard. Free ground water was not found in our exploratory borings during our field investigation. Four samples of the soils and claystone were selected for laboratory one- dimensional, swell-consolidation testing wheresampleswerewetted underanapplied pressure of 1,000 psf. One sample of the sandy clay tested exhibited 0.2 percent consolidation. A sample of weathered claystone exhibited 0.7 percent swell and two samples of the claystone exhibited 0.9 and 1.6percentswell. Wejudgetheclayatthis site possesses volume change characteristics ranging from a moderate potential for consolidation to a low potential for expansion. The claystone judge to posses a low expansion potential. Swell-consolidation test results are shown in Appendix A and laboratory testing is summarized on Table A - I. SITE EARTHWORK Road Building & Site Grading Grading plans were not provided to us. We anticipate maximum cut depths and fill thicknessoflessthan5feettobuildthedriveway. Cutslopesandfillembankments can likely be constructed without retention, provided they are slopled no steeperthan 2 to 1 (horizontal to vertical) and re-vegetated. A flat bench should be excavated into the naturalslopealongthedrivewayalignment. The resulting excavated ground surfaces should be scarified to a depth of at least 6 inches, maoisture treated and compacted. The on-site soils and broken down bedrock free of organics, debris and rocks larger than 6 inches in diameter can be used as fill for site grading. Fill should be placed in loose lifts of 10 inches thick or less, moisture treated to within 2 percent ofoptimum moisture contentand compacted to at least95 percent of standard Proctor (ASTM D 698) maximum dry density. Moisture contentand compaction ofstructural fill lifts should be tested during construction. Excavations Maximum excavation depths of about 25 feet will be required to construct the Zangrillo Residence as planned. Based on our experience at nearby sites, excavations in the clay overburden soil can be accomplished using conventional, heavy-duty trackhoes and rippers. Cemented lenses in the claystone bedrock may require, or be most efficiently made, with blasting. As required by OSHA regulations, excavations deeper than 20 feet must be designed by a professional engineer. Excavation sides will need to be sloped or retained. We believe the clay will classify as a Type B soil based on OSHA standards governing excavations. The claystone bedrockwill classify as stable rock unless a high degree of fracturing and/or unfavorable dip result in a Type A classification. Temporary excavation slopes deeper than 5 feet should be no steeperthan 3/4 to 1 (horizontal to vertical) in Type A soils and 1 to 1 in Type B soils. Excavations instable rock can be near vertical. Soil anchors are a common method used in this region to retain deep excavations in subsurface conditionssimilartothosefoundatthissilte. Thesewallsare normally designed byspecialty shoring contractors using the unitweight, cohesion and friction angle ofthesoil and bedrock. We recommend removal and recompaction (i.e.sub-excavation) of the native soils and bedrock befowinteriorslab-on-grade floors to a depth of at least 12 inches belowthe slabs. The bottom of the sub-excavated area should be scarified to a depth of at least 6 inches, moisture conditioned and compacted. The excavated soils and bedrock pieces free of organics, debris and rocks larger than 4 inches in diameter should be re-used as structural fill. Structural fill should be moisture treated towithin 2 percent of optimum moisture content and compacted to at least 98 percent of standard Proctor(ASTMD698)maximumdrydensity. Additionalwaterrequiredtoincreasethe existing soil moisture content to the specified moisture content should be uniformly mixed into the structural fill soil prior to compaction. In order for the procedure to perform properly, close control ofstructural fill placementtospecific:ations is required. Our representative should observe placement and test compaction of the structural fill. Construction Dewatering Free ground water was not found in our exploratory borings during our field investigation. Groundwaterlevelswillvarywithseasonalconditionsandaretypically closest to the ground surface during and immediately after peak snow melt in spring and early summer months. G53597 _.. ,,; ...~. proposed foundation excavations. Excavations should be sloped to positive gravity outfalls or to temporary sumps where water from precipitation c:an be removed by pumping. The ground surrounding excavations should be sloped to direct surface runoff away from the excavations. FOUNDATIONS Our exploratory borings indicate claystohe bedrock is present at planned foundation elevations belowmostoftheZangrillo Residence. Native clay is located at foundation elevations below the proposed barn. We recommend constructing the ZangrilloResidenceonfootingfoundationssupportedbytheclaystonebedrock. The barn can be constructed on footing foundations supported by the undisturbed, native clay. We judge the risk of differential foundation movement will be low for footings supported on the clay and claystone atthis site, provided a high degree of care is taken to prevent wetting of the subsoils below and adjacent to the planned buildings. Recommended design and construction criteria forfooting foundations are presented below. Footinas on Clavstone (Zangrillo Residence) Footing foundations supported on claystone bedrock should be designed for a maximum soil bearing pressure of 5,000 psf. Soils and bedrock loosened during excavation or the forming process for the footings should be removed prior to placing concrete. 2. Continuous wall footings should have a minimum width of at least 16 inches. Foundations for isolated columns should have minimum dimensions of 24 inches by 24 inches. Larger sizes will be required, based upon foundation loads. 3. Grade beams and foundation walls should be well reinforced, top and bottom, to span undisclosed looseorsoftsoil pockets. We recommend reinforcementsufficienttospan an unsupported distance ofat least 12 feet. Reinforcement should be designed by the structural engineer. 4. The soils beneath exterior footings should be protected from freezing. FLOOR SYSTEMS AND SLABS-ON-GRADE Some areas of floors in the Zangrillo Residence, including the garage, are planned asslabs-on-grade. The barn floor will also be aslab-on-grade. Differential heave and associated damage islikely if interiorslab-on-gradefloolrs in the residence WEISSMANN RUVIN DESIGN'PARTNERSHIP ZANGRILLO RESIDENCE AND BARN WEST BUTTERMILK PFISTER TRACT 4 CTUT JOB NO. GS-3597 0 and barn are supported directly onthe in-situ clay and claystone below/this site. We recommend interiorslab-on-grade floors besupported by at least 12 inches ofdensely compacted,structuralfillbuiltwiththeon-site soils. Pavement and exterior concrete flatwork should also be supported by at least 12 inches of structural fill. Recommendations for structural fill were provided in the Sub-excavation section. The most positive method to mitigate floor movement is the construction of structurally supported lower level floors with air spaces between the floor and the subgrade soils. The structural floor is supported by the foundation system and an excellent choice from a geotechnical standpoint. Current plans indicate lower level floors in most living areas of the Zangrillo Residence will be structurally supported with crawl spaces below. We recommend the following precautions for slab-on-grade construction at this site. These precautions will not prevent movementfrom occurring, they tend to reduce damage if slab movement occurs. Slabs should be supported directly on the densely compacted, structural fill. Provision ofa gravel orsand layer belowslabs is not recommended because it increases the risk of a single source of wab~r wetting the entire area supporting the slabs. 2. Slabs should be separated from exterior walls and interior bearing mem bets with slipjoints which allow free vertical movement of the slabs. 3. Slab bearing partition walls should be constructed with a slip joint or floatthat allows at least 2 inches of free vertical slake heave. Doorways and stairways should also be designed to allow vertical movement of slabs. 4. Underslabplumbingshouldbeeliminatedwherefeasible. Where such plumbing is used, itshould be pressure tested for leaks before the slab is constructed. Plumbing and utilities which pass through slabs should be isolated from the slabs with sleeves and provided with flexible couplings to slab supported appliances. 5. Heating and air conditioning systems supported on slabs should be provided with flexible connections capable ofat least 2 inches ofverfical movement so that slab heave is not transmitted to the duct work. Theseslabs should bewell-reinforcedto function as independent units. Movements of these slabs should not be transmitted to the building foundations. 7. Frequent control joints should be provided to reduce problems associated with shrinkage and curling, in accordance with ACI recommendations. Our experience indicates panels which are approximately square generally perform better than rectangular areas. BELOW-GRADE CONSTRUCTION Foundation walls which extend below-grade should be designed for lateral earth pressures where backfill is not present to about the same extent on both sides of the wall. Many factors affect the values of the design lateral earth pressure. These factors include, butare not limited to, thetype, compaction, slope and drainage ofthe backfill; and the rigidity ofthewall against rotation and deflection. For a very rigid wall where negligible orvery little deflection will occur, an "at-rest" lateral earth pressure should be used in design. For walls which can deflect or rotate 0.S to 1 percent ofwall height (depending upon the backfill types), lower "active" lateral earth pressures are appropriate. Our experience indicates basement walls can deflect or rotate slightly under normal design loads, and that this. deflection results in satisfactory wall performance. Thus, theearth pressures on thewalls will likely be between the "active" and "at-rest" conditions. Ifon-sitesoils are used as backfill, we recommend design ofbelow-gradewalls using an equivalentfluiddensityofatleast50pcfforthissite. This equivalentdensity does not include allowances forsloping backfill, surcharges or hydrostatic pressures. The recommended equivalent density assumes deflection; some minor cracking of wails may occur. Ifvery littlewall deflection is desired, a higherequivalentfluid density may be appropriate for design. The structural engineer should also consider site specific grade restrictions and the effects of large openings on the behavior ofthe walls. Backfill placed adjacentto foundation wall exteriors should be free of organic matter, debris and rocks larger than 6 inches in diameter. Water from rain, snow melt and surface irrigation of lawns and landscaping frequently flows through relatively permeable backfill placed adjacent to a building and collects on the surface of relatively impermeable soils occurring atthe bottom of the excavation. This can cause wet or moist conditions in below-grade areas after construction. Toreducethelikelihoodwaterpressurewilldevelopoutsidefoundation walls and reduce risk of accumulation of water in basements and crawl spaces, we recommend provision ofa foundation drain around theZangrillo Residence. The drain should consistofa 4-inch diameter, open jointorslotted pipe encased in free draining gravel. The drain should lead to positive gravity outletorto a sump pitwherewatercan be removed by pumping. Atypical foundation drain detail is presented on Figure 5. Crawl spaces should be well ventilated to avoid high humidity. Weunderstand nobelow- gradeareas are planned in the barn, therefore, no foundation"drain is required. Lightwells may be constructed adjacent to below-grade areas ofthe residence. Drains should be installed in the bottom of light wells to remove water from precipitation. Thedrainsshoulddischargetogravityoutletsorsumpswherewatercan be discharged by pumping. Lightwell drains should not be connected to the foundation drain. SURFACE DRAINAGE Surface drainage is critical tothe performance of foundations, floor slabs and concrete flatwork. We recommend the following precautions be observed during construction and maintained at all times after the buildings are completed: Wetting ordrying ofthe open foundation excavations should be avoided. 2. The ground surface surrounding the exteriorofthebuildingsshouldbe sloped to drain away from the buildings in all directions. We recommend WEISSMANN RUVIN DESIGN'PARTNERSHIP ZANGRILLO RESIDENCE AND BARN WEST BUTTERMILK PFISTER TRACT 4 CTL/T JOB NO. GS-3597 ' 11 0 providing a slope of at least 12 inches in the first 10 feet around the buildings. 3. Backfill around foundation walls should be moisture conditioned to within 2 percent of optimum moisture content and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. 4. Roofdownspouts and drains should dischargewell beyond the limits of all backfill. Splash blocks and downspout extensions should be provided at all discharge points. We specifically recommend against burying downspout discharge pipes because it increases the potential for subsurface wetting near the foundation. Roof drainage should not be directed to the foundation drain. 5. Landscaping should be carefully designed to minimize irrigation. Plants used near foundation walls should be limited to those with low moisture requirements; irrigated grass should not be located within 5 feet ofthe foundation. Sprinklers should not discharge within 5 feet of the foundation and should be directed away from the buildings. 6. Impervious plastic membranes should not be used to coverthe ground surface immediately surrounding the buildings. These membranes tend to trap moisture and prevent normal evaporation from occurring. Geotextile fabrics can be used to control weed growth and allowsome evaporation to occur. LIMITATIONS Our exploratory borings were located to obtain a reasonably accurate picture of subsurface conditions. Variations in the subsurface conditions not indicated by our exploratory borings will occur. Our representative should observe the completed foundation excavation to confirm subsurface conditions are as ani:icipated from our borings and suitable for support of the designed footings. VVe :should check the moisture content and compaction of fill below interior floor, exterior flatwork and pavements. Our report was based on conditions disclosed by our exploratory borings, engineering analysis and ourexperience. The recommendations contained in the report weredeveiopedbasedonourunderstandingoftheplannedconstrulction.
