RECITALS
I. Lyle Reeder("Applicant') has applied to the Pitkin County Board of County Commissioners
("BOCC") for 1041 Hazard Review, Conceptual Submission and Special Review approval for a cabin
site within the Rural/Remote zone district.
2. The property is located in Van Horn Park above the Hunter Creek Valley, and is described as the
Little Chief Lode, USMS 6624.
3. The parcel is zoned Rural/Remote and contains 9.8 acres.
4. The Planning and Zoning Commission recommended denial of the request on November 7, 2000.
5. The BOCC reviewed the request at a duly noticed public hearing on January 24, 2001, at which
time evidence and testimony were presented with respect to this application.
6. The BOCC determined that the development proposed in this application is prohibited based on
the following findings:
Both Sites#1 and 4 are within severe wildfire hazard areas,where development is prohibited
pursuant to Section 3-80-070(A);
Site#4 cannot be accessed without impacting slopes in excess of 30%,which is prohibited by
Section 3-80-050(C)of the Code.
NOW,THEREFORE,BE IT RESOLVED by the Pitkin County Board of County
Commissioners that it does hereby deny the Little Chief 1041 Hazard Review, Conceptual Submission
and Rural/Remote Special Review.
NOTICE OF PUBLIC HEARING published in The Aspen Time on the 23rd day of
December, 2000.
DENIED ON THE 24th DAY OF JANUARY,2001.
