Lindenau briefed the Board on why the request was being made and presented a model of the proposed residence and garage (pictures are included in the file). Lindenau submitted a letter from an adjacent property owner, Erik O. Giese, approving this request. Shaffran read the letter into the record. Shaffran asked if anyone from the public was present to comment on this case. Bill Hegberg and Bruce Hazard, representing Wildcat Ranch, were present with comments. Hegberg showed pictures to the Board as to the location of the proposed garage. Both Hegberg's and Hazard's concerns were that you could see the proposed garage from the Wildcat Ranch area, but both would be willing to reconsider their opposition if they could be shown the site and the proposed residence and garage. Lindenau stated that the Danell's had to go through 1041 Hazard Review and that the proposed residence is within the building envelope. Neiley stated that he has no problem with the design and feels comfortable with the request. Mathis understands the design philosophy but cannot find a hardship for the request. Guy suggested a site visit since he also cannot find a hardship. After further discussion, the consensus of the Board was that a hardship could not be found for the request that was being made. The current 'access located on the east side of the lot will be abandoned through an agreement between Lavery and the County. The new access will be' taken from the road on the north side of the lot. Hence, the current side yard will become the future front yard and visa versa. Although this vacation has not 'yet occurred, Zoning Administrator, Krizmanich, approved of referencing the future front yard as the front yard for the purposes of this variance request. There was no one from the public present to comment on this case. Case #91-06,•Cheever, Eddie, Lot R-57, Starwood 8 Subdivision Architect, Jack Miller, was present representing Eddie Cheever, to request a 45 foot front yard setback variance, where 100 feet is required in the AF-1 zone district, for an addition to a single-family residence. Cheever received approval for an addition to his home in Case 90- 36. Schaffner stated that the proposed changes to those plans result in an increase in the encroachment of the required setback, therefore, needs to be reviewed again Eby the Board for approval. Miller explained what the proposed changes were. Ellie Brickham, member of the Stanwood Homeowner's Association, stated that there were no objections from the Association to this request. Guy made.a motion to grant a 45 foot front yard setback variance for the building, and an additional 2 feet of variance for the roof and overhangs for the entry and stair tower, as shown on the plans submitted, due to downzoning. Ostwald seconded the motion and ali were in favor. 4
