Therefore, the applicant reques~s a variance from the front yard setback of 30 feet, to approximately 5 feet from the front property line. In addition, the applicant requests a height variance of an additional 8 feet from the current height maximum of 28 feet in order to elevate the proposed structure to mitigate floodplain hazards. The current floodglains extend to approximately 30 feet from the front pro- perty line and therefore, the front yard variance is necessary to have a building envelope of 25 feet in width.
