Applicant's description of prvpased variance showing justification:
setback and height variances are requested to accommodate. topographic
conditions including the existence of a floodplain, eroded areas due to
original platting of the lot to the middle of the Crystal River. In
addition, current zoning setbacks did not exist at the time the subdi-
vision was platted. Therefore, the applicant reques~s a variance from
the front yard setback of 30 feet, to approximately 5 feet from the front
property line. In addition, the applicant requests a height variance of
an additional 8 feet from the current height maximum of 28 feet in order
to elevate the proposed structure to mitigate floodplain hazards. The
current floodglains extend to approximately 30 feet from the front pro-
perty line and therefore, the front yard variance is necessary to have
a building envelope of 25 feet in width. The proposed structure is a -, __.__--
two-story, single family residence. The current zoning is T-tourist
and it is about to be changed to B-l.
