request for a variance from the set-back regulation of 75 feet to 65 feet is
requested The construction site is bordered by a steep slope to the north
and west, a water hazard area Eo the east, and the Brush Creek right-of-way
to the south. Mature Aspen trees ahd smaller'sapings and brushes between
the Brush Creek Road and the p-roposed residence provide excellent screening
so that, despite a decrease in set-back, there is no adverse aesthetic
effects. In addition, the edge of the roadway is approxmately 12 feet
beyond the property line.
