COUNTY, COLORADO, APPROVING THE THAU REQUEST FOR REMOVAL OF AN
EMPLOYEE DWELLING UNIT DEED RESTRICTION AND A CONVERSION TO A
CARETAKER DWELLING UNIT RESTRICTION

RECITALS
1. Harold and Dorothy Thau("Applicant") have applied to the Board of County Commissioners
of Pitkin County, Colorado ("BOCC") for approval to remove an employee dwelling unit
deed restriction from their property at 0536 Meadowood Drive and to create a caretaker
dwelling unit restriction.
2. Said parcel is particularly described as Lot 6, Block 4, Meadowood.
3. The BOCC heard this application at a public hearing on May 23, 2001, at which time
evidence and testimony were presented with respect to the application.
4. The BOCC finds that the proposed request complies with the standards of Section 3-150-120
DA., 3-150-130, and 3-210 of the Land Use Code.
NOW, THEREFORE, BE IT RESOLVED by the BOCC that it does hereby approve the
Thau request to remove the employee dwelling unit restriction and replace it with a caretaker
dwelling unit restriction subject to the following conditions :
1. The employee dwelling unit deed restriction shall not be removed or released until the
new caretaker dwelling unit deed restriction is approved by the Housing Office and
recorded.
2. The caretaker dwelling unit shall not exceed 700 net livable square feet, shall have a
kitchen which contains at least a two-burner stove with oven, standard sink, and at least a
6 cubic foot refrigerator plus freezer.
3. A copy of the floor plans for the proposed CDU, documenting square footage, shall be
provided to the Housing Office.
4. Total floor area on the parcel, including the CDU shall not exceed allowable floor area.
5. One off-street parking space shall be provided for the CDU.
