Attached plan shows how this has been accomplished. This subdivision was accepted long before the present 75' setback requirement. Appellant purchased land before 75' setback requirement was adopted. Inspection of the plan shows only a small corner requires a variance and also shows how the irrigation ditch forces the car port on the north side of the ditch. Appellant has certainly complied with the object of the new requirement since the mass of the house is well beyond the 75' requirement. The small section requiring the variance would be well behind the Dauson house to the east and there is no house to the West. This subdivision wasaccepted long before the present 75 ft. setback requirement. Appellantpurchased land before 75 ft. setback requirement was adopted. Inspection ofplan shows how the irrigation ditch forces the car port on the north side of ditch. Appellant has certianly complied with the object of the new requirementsince the mass of the house is well beyond the 75 ft. requirement. The small section requiring the variance would be well behind the Dawson house to the east and there is no house to the weat. Duration of Variance: Permanent.
