All persons affected by the proposed T ariance are invited to appear and state their views, protests or obj ections. If you cannot appear p ersonally at such meeting, then you are urged to state your views by letter, particularly if you have objection to such variance, as the Board of Adjustment will give serious consideration to the opinions of surround- ing property owners and others affected in deciding whether to grant or deny the request for variance. Begin at a point where the easterly R.O.W. line of Highway #82 intersects the westerly line of the Highland Placer from which corenr #2 of said Highland Placer bears 1°25' W 614.24 feet. Thence N. 1°25' E 273.33 feet; Thence N 47°50' W 100.00 feet; Thence 87.04 feet along a curve to the right having a radius of 400.00 feet, the chord of which bears S 43°05' W 36.84 feet. Thence N 36°50' W 84.14 feet. Thence 251.44 feet along a curve to the left having a radius of 5690.00 feet, the chord of which bears S 26'47' E 251.37 feet, Thence S. 28° 33'30' E 109.49 feet. Thence S29°16'30" E 31.90 feet, to the point of beginning.Said tract contains 0.612 acres Variance Requested: I am applying for a variance on the property described above.It is my feeling that, since the County Zoning Board has recently passed new setback requirements for Highway 82 East of the City of Aspen, they have created a great hardship in my plans to build on a one-half acre, pie-shaped lot directly adjacent to the east side of theAspen Grove Subdivision and north of ard adjacent to Highway 82. Because the topography of the described property is an easterly sloping knoll some 20 feet above the Highway, I would appreciate it if the Board of Adjustment would consider rescinding their 75 foot setback to 25 feet, which was the original distance prescribed off of the highway east of Aspen. If I were required to conform to this 75 foot setback, I would virtually have no room on which to build a single family dwelling.
