We need a letter or written approval in suitable form for the
buyers of Lot 18, Block 2, Pitkin Green, indicating the variation
in setback which the Board recently approved.
I asked Jim Markalunas regarding the above and he told me to
contact Jim Snobble, the secretary of the"Board. He, in turn,
asked me to get in touch with you since he was unable to be at
the meeting when action was taken. Your early attention will be
appreciated.

The appellant does respeclEiilly petition the Pifkih County Board
of Zoning Adjustment to grant a variance of Section III "Mfnimnim
Front Yard Setback" of the Pitkiri County Zoning Resolution. "By
reason of exceptional topographic conditions" and "exceptional
situation or condition" of said property the strict application of the
setback regulation "would nesult in peculiar and exceptional
practical difficultues" which would create an "undue hardship" upon
the owners. The owners hereby request that the minimum front
yard requirement be reduced 'to 30' from the center of the right of
way. It would be impractical to build a residence upon this lot i~f
the strict compliance of the Minimum Front Yard Setback were
adhered to.
