The land is sloping and hard to build on because of the covenants, which decreases its value. New assessed
value is $19,060. in 2008 it was $ 11,120. This is an increase of 71 %. Too much of an increase for the type of
Iot.The trailer is 42 years old. It is a tear down, if it were soid. New assessed value is $2,260.In 2008 it was
$1.560. An increase of 45%. Trailer could not be soid for even $500.The value on both �rooerties should stav a�

In 2009 I did not receive a Notice of Valuation of Real Praperty, thus I could not file a protest to
the increase of valuation and assessed value. Below are my reasons to be considered for an
abatement or refund of my taxes.
I am appealing the decision of the assessar on my two properties which has caused a large
increase in my taxes for the following reasons: First schedule number is M000396.
This is a 60 x 12 trailer built in 1968 by Mastercraft. It is 42 years old. Its actual value has been
raised from $19,600 in tax year 2008 to $28,400 in tax year 2009. This is a pronertv value
increase of $8,800 or .45%
The mobile home is a one bedroom, one bathroom, in poor shape and if the property could be
sold it would be a tear down .It would not add to the value of the sale of the lot at all. It has
never had any improvements. It does not have a basement and sits on no foundation. The land is
sinking under the front corner of the trailer so it has a list, which has caused plumbing problems.
These are just a few of the problems associated with a 42 year-old trailer. I would. be lucky to
sell it for $100. This should be depreciating in value not appreciating. There is absolutely no
way this trailer is worth $28,400..
The next sche.dule number is R015865. This is the property that the trailer sits on. It is a rocky,
sloping lot and would make building to 30% of the lot size very difficult because of the building
restrictions that are in place due to roof height. It has had no improvements.
The actual value has gone from $139,700 in tax year 2008 to $239,500 in tax year 2009 a
$99,800 increase of 71%. I helieve the value should stay where it is and not be raised. Because of
no senior discount this year, this has raised my taxes $1,076.65 over last year, a 156% increase.
This is a real hard ship in the current economy.
The new valuation totals would bring property and trailer to a value of $267,900. I would not be
able to sell this property for anywhere near this amount, especially in this economy. Nothing is
selling in Aspen Village at present. My neighbor's house has been on the market for over a year
and has not sold to date.
Thank you for considering my appeal requests. I really feel these new value increases are
unjustified. Aspen Vilaage is sunnosed to be low-income housin�� but with increases such as
the above it raises the taxes to unrealistic numbers. I am an instructor for the Aspen Skiing
Company and my wages were frozen in 2010 to 2009 wages. This large of a tax increase this
year with no senior exception and no wage increase is a real hardship.
