Mr. Biringen is requesting an abatement for tax years 2009 and 2010 for this property
as well. This property was not appealed during the 2009 appeal period. The data
collection period for tax years 2009/2010 is from July 1, 2006 through June 30, 2008.
This property was purchased for $382,500 on July 31, 2006 which was "time adjusted"
to $509,000. In addition, Mr. Biringen had relisted the property and as of the June 30,
2008 valuation date he was trying to sell the property for $545,000 with no luck. Based
on this information, the assessor's office is recommending that his value be adjusted to
the time adjusted sale price of $509,000 for 2009 with this value carried forward to 2010
as well. If approved, the refund would be: 2009 $227.32 and 2010 taxes levied in
January 2011 would also reflect the reduced value.
