I have used the AF-2 and AF-3 classifications as a model but deleted a smaller lot area if subdivided as well as several of the uses by right and by special review. A copy of the proposed amendments has also been sent to our client , Wilton Jaffee , Sr. , for his review. I have personally had considerable re- sponsibility over the past years with the development of what has become known as the White Horse Springs area. This was originally the Copley Ranch consisting of about 400 acres. In planning, siting and develop- ing this particular area, deed restrictions were pre- sented to the approximately 30 buyers of the sites . These restrictions specifically limited the minimum area on which a home could be built to five acres. The results of this planning have been, in my opinion, most satisfactory in terms of the land use and density and the consequent value for all owners that obtained. I think I could refer your group to any or all of the 30 owners to confirm my comments. I wish to go on record as encouraging the kind of zoning and planning that will bring-the highest possible quality use of all land areas under our zoning juris- diction. This , in my opinion, requires very careful consideration where the change of use is from former agricultural interest to a category of "real estate. " I sincerely trust it is not too late to put into effect orderly restrictions that will, for the most part, please the land owners themselves and certainly enforce their future values and those of the community. This letter will bring the Commission current on the work being done in furtherance of the petition. At the request of the Commission, Mr . Jaffee is presently having a large map of the area involved prepared. The map will set forth the acreage affected and designate the ownership of the land within the boundaries of the land sought to be rezoned. The map, it is hoped , will enable the Commission to better visualize the extent of the rezoning request . Further , effort is being expended to enlist additional support from more of the landowners affected. Thus, it is requested that the Commission continue to table the rezoning petition until the foregoing efforts in furtherance of the rezoning request have been completed. Q� Ulu- T NOTICE OF PUBLIC HEARING Notice is hereby given that a public hearing is scheduled in the District Courtroom, Courthouse, Aspen, Colorado on August 24, 1970 , at 7:30 P.M. to consider the following amendment to the PitkinCounty Zoning Map that would change the zoning classification of that certain area located as outlined on the map published with this notice and includes the Henry Stein Ranch on the east, through the Tyrell Garth Ranch on the west, and bordered on the south by the Roaring Fork River from Slaughterhouse Bridge to the Woody Creek Bridge then along the Woody Creek Road as the southern boundary through the Garth Ranch. On the North, the land owned by Stern Land and Cattle and the area known as Starwood shall serve as the northern boundary, then along the line through the Garth Ranch.
