COUNTY, COLORADO, GRANTING AN EXTENSION OF THE DETAILED
SUBMISSION APPROVAL FOR THE LAZY GLEN MOBILE HOME PARK
SUBDIVISION/PUD

RECITALS
1. Lazy Glen Homeowner's Association ("Applicant") has applied to the Pitkin County
Board of County Commissioners ("BOCC") for an extension of the Detailed Submission
approval for the Lazy Glen Mobile Home Park Subdivision up to and including October 1,
1999, in order to give the Applicant additional time to prepare the Final Plat application.
2. The BOCC granted Detailed Submission approval on September 9, 1998, pursuant to
Resolution No. 98-168.
3. A Detailed Subdivision approval is valid for one year from the date of approval. The Land
Use Code ("Code") requires that the Final Plat application be submitted within that time.
Sections 4-80-020(F)(1)(d) and 4-70-020(F)(1)(c ) of the Code allows the BOCC to grant a
one-time extension of the Detailed approval, for a period of time not to exceed one year.
4. The BOCC considered the request at its regularly scheduled meeting on September 8,
1999, at which time evidence and testimony were presented with respect to this
application.
5. The BOCC determined that the requested extension meets the criteria established in the
Code, and, therefore, found the extension to be appropriate.
NOW, THEREFORE, BE IT RESOLVED by the Pitkin County Board of County
Commissioners that it does hereby grant an extension of the Detailed Subdivision approval for
the Lazy Glen Mobile Home Park Subdivision/PUD until November 4, 1999, subject to the
following conditions which shall run with the land and be binding on all successors in interest:
1. The Applicant shall adhere to all material representations made in the application and
public meetings.
2. All conditions of Resolution No. 98-168 shall remain in full force and effect.
3. The Final Plat application shall be submitted prior to November 4, 1999.
4. No building permits shall be issued in Lazy Glen, except for the replacements of units
that do not exceed the footprint of existing units or expand the floor area of square
footage of any unit.
