Dear Mr. Johannessen:
You have inquired regarding the legality of the above - referenced
parcel and verification that it is a legal lot with a single
development right.
I have received from Pitkin County Title, Inc., a deed recorded
August 19, 1968, in Book 235 at Page 950 which purports to create
this lot as a separate parcel of land for the first time. On the
assumption that this conveyance represents the first time that
this parcel is identified as a separate lot, then it was legally
established as a separate lot with a single development right on
August 19, 1968.
