I visited the Cohen property at 60 Larkspur Mountain Road in Pitkin County on September 9, 2010 with Ms. Ginger Janssen, the owner's representative. Ms. Janssen requested a wildfire hazard review in response to requests from Pitkin County Community Development staff due to the ongoing landscaping around the single family residence on the property. The proposed building envelope site is considered "Moderate Hazard ", due to relatively level topography, but continuous brushy fuels around the site. Immediately to the east of the building site, the bench slopes up to a dense brush - covered. While the site is considered Moderate Hazard, much of the vegetation around the homesite is comprised of mature aspen stands with grass & forb understories. The home itself has non - combustible stone and metal siding around the base, and a non - combustible roof. Therefore, the following Mitigations are recommended for any new construction: I. Defensible Space Re- planting of vegetation must adhere to the following: 2. Brush, debris and non - ornamental vegetation shall be removed within a minimum ten foot (10') perimeter around all structures. At this time this appears to have been achieved by Basalt Mountain Gardens. No additional conifers beyond the three that are currently installed shall be planted within 20' of the cabin. Understory vegetation around the homesite should be kept to less than 6" within 30' of the structure, aside from irrigated forbs and grasses and remaining clumps of shrubby native vegetation. At this time this appears to have been achieved by Basalt Mountain Gardens. 8. Remove dead and down woody debris and prune dead branches from shrubs up to 6 feet within 100 feet of the homesite. 9. Installed or native landscaping within 20' of the house should not contain any brushy species- only grasses or (orbs are allowed. T SCOPE This report presents the results of our soils and foundation investigation for the Cohen Residence proposed at 8901 Woody Creek Road in Pitkin County, Colorado. The purpose of this investigation was to evaluate subsurface conditions at the site and provide geotechnical engineering recommendations for the planned construction. Our report was prepared from data developed from our field exploration, laboratory testing, engineering analysis and our experience with similar conditions. This report includes a description of the subsurface conditions observed in exploratory borings and our opinions and recommendations for design and construction of foundations, floor systems, below -grade walls, subsurface drain systems, and details influenced by the subsoils. A summary of our conclusions is presented below. SUMMARY OF CONCLUSIONS 1. Subsurface conditions exposed in our exploratory borings at the site consisted of about 1 to 3 feet of sandy clay "topsoil' and nil to 3 feet of clayey sand underlain by silty gravel with cobbles and boulders to the maximum explored depth of 16 feet below existing ground surface. Free ground water was not observed in the exploratory borings. 2. We recommend constructing the Cohen Residence on footing foundations that are supported by the undisturbed, natural sand or gravel. Design and construction criteria for footings are presented in the report 3. We judge potential differential movement of slabs -on -grade supported by the undisturbed, natural sand, gravel, or densely compacted structural fill will below. Additional discussion is in the report 4. Surface drainage should be designed to provide for rapid removal of surface water away from the residence. Rep ftAGSW777120 RIAM IF SITE CONDITIONS The site is within Pitkin County, located below Woody Creek Road near the national forest boundary and the confluence of Silver Creek and Woody Creek. The property is located on a low ridge between Silver Creek and Woody Creek. Silver Creek trends down to the south to the west of the building envelope (see Figure 1). Woody creek trends down to the southwest on the southeast side of the property. Silver Creek is incised several feet into the existing ground. The slope down to Woody Creek is approximately 2 to 1 (horizontal to vertical) at its steepest and drops about 20 feet The slope is wooded and a flood channel that is about 50 feet wide is between the toe of the slope and Woody Creek. The flood channel was dry at the time of our investigation. Grades in the building envelope are about 15 percent down to the south. Several structures are currently on the property. One two -story house and landscaping will remain. Two cabins and a wood fenced storage area are to be deconstructed. Vegetation on the site consists predominantly of native grasses and evergreen and aspen trees. PROPOSED CONSTRUCTION Building plans were not provided to us. We understand that the Cohen Residence will be a two -story, wood -frame structure with a garage attached to the north side. The lower level will be constructed below -grade as a walkout basement. We expect that floors in the lower level and garage will be slabs -on- grade. Maximum foundation excavation depths will likely be on the order of 8 to 10 feet Foundation loads are expected to vary between 1,000 and 3,000 pounds per lineal foot of foundation wall with maximum interior column loads of 30 kips. If construction will differ significantly from the descriptions above, we should be informed so that we can adjust our recommendations and design criteria, if necessary. MR. GSO4777 -120 S:1G304777.0 0 0 11 2 012 RepprMWSO4777120 RiAM SUBSURFACE CONDITIONS Subsurface conditions at the site were investigated by drilling three exploratory borings (TH -1 through TH -3). The approximate locations of the exploratory borings are shown on Figure 1. Exploratory operations were directed by our laboratorylfield manager who logged subsurface conditions exposed in the borings and obtained samples of the soils. Graphic logs of the soils encountered in our exploratory borings are shown on Figure 2. Subsurface conditions exposed in our exploratory borings at the site consisted of about 1 to 3 feet of sandy clay "topsoil' and nil to 3 feet of clayey sand underlain by silty gravel with cobbles and boulders to the maximum explored depth of 16 feet below existing ground surface. Our observations during drilling indicated the clayey sand was medium dense and the silty gravel was dense. Free ground water was not observed in our exploratory borings at the time of the investigation. The borings were backfilled immediately after drilling operations were completed. Samples of the soils obtained from our borings were returned to our laboratory for pertinent testing. A sample of clayey sand tested contained 40 percent fines (passing the No. 200 sieve). A sample of the gravel selected for gradation analysis contained 67 percent gravel, 20 percent sand, and 13 percent silt and clay size particles. Gradation test results are shown on Figure 3. Laboratory test results are summarized on Table I. SITE EARTHWORK Excavations We anticipate excavations for the residence foundation and utilities can be accomplished using conventional, heavy -duty excavation equipment. Temporary slopes deeper than 4 feet should be no steeper than 1.6 to 1(horizontal to vertical) in Type C soils. Contractors should identify the soils encountered in the excavations and refer to OSHA standards to determine appropriate slopes. Soils removed from the excavation should not be stockpiled at the edge of the excavation. Excavated soils should be placed at a distance from the top of the excavation equal to at least the depth of the excavation. Free ground water was not observed in our exploratory borings. We do not anticipate excavations for foundations or utilities will penetrate ground water. However, excavations should be sloped to gravity discharges or to temporary sumps where water from precipitation can be removed by pumping. The ground surrounding the excavations should be sloped as much as practical to direct runoff away from the excavations. Structural Fill Structural fill may be required to obtain subgrade elevations for parts of the garage and lower level floors. The on -site gravel soil free of organic matter, debris and rocks larger than 3 inches in diameter can be used as structural fill. Structural fill should be placed in loose lifts of 10 inches thick or less, moisture conditioned to within 2 percent of optimum moisture content and compacted to at least 100 percent of standard Proctor (ASTM D 698) maximum dry density. Moisture content and density of structural fill should be checked by a representative of our firm during placement. Backfill should be moisture - conditioned to within 2 percent of optimum moisture content placed in maximum 10 -inch thick lifts and compacted to at least 95 percent of standard Proctor (ASTM D 698) maximum dry density. We recommend that density and moisture content of backfill be checked during placement. FOUNDATIONS We recommend constructing the Cohen Residence on footing foundations that are supported by the undisturbed, sand or gravel soil. The completed foundation excavation should be observed by a representative of our firm, prior to placing forms, to confirm that the exposed soils are suitable for support of the footings as designed. For footings that are designed and constructed as recommended, we expect maximum total settlement of about 1 inch. Recommended design and construction criteria for footings are presented below. Footing foundations should be supported by the undisturbed gravel. Soils loosened during excavation or the forming process for the footings should be removed or the soils can be re- compacted prior to placing concrete. 2. Footings supported by the sand or gravel can be designed for a maximum allowable soil bearing pressure of 3,000 psf. 3. Continuous wall footings should have a minimum width of at least 16 inches. Foundations for isolated columns should have minimum dimensions of 24 inches by 24 inches. Larger sizes may be required, depending upon foundation loads. 4. Grade beams and foundation walls should be well reinforced, top and bottom, to span undisclosed loose or soft soil pockets. We recommend reinforcement sufficient to span an unsupported distance of at least 10 feet. Reinforcement should be designed by the structural engineer. 5. FLOOR SYSTEM AND SLABS -ON -GRADE We expect floors in garage and lower level areas will be slabs -on- grade. Based on our field and laboratory test data, we judge slabs -on -grade can be supported by the undisturbed, natural sand or gravel soils or densely compacted structural fill at this site with low potential for differential movement and associated damage. Structural fill required to attain subgrade elevations for interior floor slabs should be placed in accordance with the recommendations outlined in the Structural Fill section. Slabs should be separated from exterior walls and interior bearing members with slip joints which allow free vertical movement of the slabs. Underslab plumbing should be pressure tested for leaks before the slabs are constructed. Plumbing and utilities which pass through slabs should be isolated from the slabs with sleeves and provided with flexible coupling to slab supported appliances. Exterior patio and porch slabs should be isolated from the residence. These slabs should be well - reinforced to function as independent units. Frequent control joints should be provided, in accordance with American Concrete Institute (ACI) recommendations, to reduce problems associated with shrinkage and curling. BELOW -GRADE CONSTRUCTION Foundation walls which extend below -grade should be designed for lateral earth pressures where backfill is not present to about the same extent on both sides of the wall. Many factors affect the values of the design lateral earth pressure. These factors include, but are not limited to, the type, compaction, slope and drainage of the backfill, and the rigidity of the wall against rotation and deflection. For a very rigid MR. For walls which can deflect or rotate 0.5 to 1 percent of wall height (depending upon the backfill types), lower "active" lateral earth pressures are appropriate. Our experience indicates that typical basement walls deflect or rotate slightly under normal design loads, and that this deflection results in satisfactory wall performance. Thus, the earth pressures on the walls will likely be between the "active" and "at -rest' conditions. If the on -site soils are used as backfill, we recommend design of below -grade walls using an equivalent fluid density of at least 50 pcf for this site. This equivalent density does not include allowances for sloping backfill, surcharges or hydrostatic pressures. The recommended equivalent density assumes deflection; some minor cracking of walls may occur. If very little wall deflection is desired, a higher equivalent fluid density may be appropriate for design. Backfill should be placed and compacted as outlined in the Backfill section. SUBSURFACE DRAINAGE Water from rain, snow melt and surface irrigation of lawns and landscaping frequently flows through relatively permeable backfill placed adjacent to a residence and collects on the surface of relatively undisturbed soils at the bottom of the excavation. This can cause wetting of foundation soils, hydrostatic pressure on below -grade walls, and wet or moist conditions in below -grade areas after construction. We recommend provision of a foundation drain around below -grade areas in the building. The drain should consist of a 4 -inch diameter, slotted PVC pipe encased in free draining gravel. A prefabricated drainage composite should be placed adjacent to foundation walls. The drain should lead to a positive gravity outfall, or to a sump pit where water can be removed by pumping. We recommend the following precautions be observed during construction and maintained at all times after the residence is completed: The ground surface surrounding the exterior of the residence should be graded to convey surface water away from the residence. We recommend providing a slope of at least 6 inches in the first 5 feet around the residence in landscaped areas. 2. Backfill around the exterior of foundation walls should be placed as recommended in the Backfill section. 3. The residence should be provided with roof gutters and downspouts. Roof downspouts and drains should discharge well beyond the limits of all backfill. Splash blocks and downspout extensions should be provided at all discharge points. 4. Landscaping should be carefully designed to reduce irrigation near foundation walls. Irrigated grass should not be located within 5 feet of the foundation. Sprinklers should not discharge within 5 feet of the foundation and should be directed away from the building. 5. Impervious plastic membranes should not be used to cover the ground surface immediately surrounding the residence. These membranes tend to trap moisture and prevent normal evaporation from occurring. Geotextile fabrics can be used to control weed growth and allow some evaporation to occur. LIMITATIONS Our exploratory borings were located to provide a reasonably accurate picture of subsurface conditions at the site. Variations in the subsurface conditions not indicated by the borings will occur. A representative of our firm should be called to observe conditions in the completed foundation excavation and confine that the exposed soils are suitable for support of the footings as designed. MR.
