ALPINE ACRES REZONING REQUEST
Location: Block 1 Alpine Acres Subdivision, Lots 1,2,3,4 & 5,
situated in S'SE', Section 7, Township 10S, Range 84W of the
6th P.M. Recorded at plat book 3, page 2 in the Pitkin County
records.
From: R-15 Residential
To: AR-2 Accommodations---Recreation--Suburban
Purpose: Apartments and multiple family dwellings

WHEREAS, Luke Anthony has filed an application to rezone
a parcel of land, approximately 2.7 acres in size, from R-15
Residential to AR-2 Accommodations---Recreation, and
WHEREAS, a joint public hearing was scheduled for,
advertised for and held on September 12, 1972 before the Pitkin
County Planning and Zoning Commission and the Board of County
Commissioners of Pitkin County, Colorado, and
WHEREAS, based on the evidence, testimony, letters and
exhibits submitted, a study of the 1966 Aspen Area General Plan
and a recommendation that the application be denied by the
Pitkin County Planning and Zoning Commission, the Pitkin County
Board of Commissioners finds that:
1. The circulation system and transportation service in
the area of the requested rezoning are not adequate at this time
to serve the proposed increase in density. The requested zone change
would further endanger the welfare of the community since an econom-

ically feasible solution to the transportation problem must be
implemented before an additional density increase is affected.
2. The capacity of the Aspen Metropolitan Sanitation
District plant has not been increased and construction to increase
the plant's capacity should be underway before density increases
by a rezoning is allowed.

3. It is the consensus of the Pitkin County Board of
County Commissioners that a deficiency in public facilities exists
in the area and that a need does not exist at the present time
for AR-2 zoning in the area because of an abundance of undeveloped
land zoned for similar uses and density adjacent to the land in
question. ,w,,
4. The timing for the project is premature because of
the inability of the public sector to provide sufficient services
to already existing development in the area.
NOW THEREFORE BE IT RESOLVED, that the Pitkin County
Board of County Commissioners hereby denies the applicant's
request for a change of zoning from R-15 Residential to AR-2
Accommodations---Recreation for Lots 1,2,3,4 & 5 Block 1 of the
Alpine Acres Subdivision for the aforementioned reasons.
