SNOWMASS-AMERICAN ZONE CHANGE
WHEREAS, petition was filed by the Snowmass-American
for rezoning of a parcel of land to be known as Hidden Valley
from AF-1 to PR as shown on a map on file in the Pitkin County

Building Department and by reference incorporated herein, and
WHEREAS, the Pitkin County Planning and Zoning Commission
has met and duly considered all statements for and against such
rezoning, and recommends to the Board of County Commissioners
that the request for rezoning be approved based on specific
conditions,
NOW THEREFORE BE IT RESOLVED, that the Pitkin County Board
of Commissioners make the following conditions of said rezoning:
1. There shall be no more than 165 units as stated
in the application petition;
2. Access to the adjacent property now belonging to
John Stern shall be considered a part of the Planned
Unit Development Plan review;
3. Two accesses to the property shall be required as
a condition of subdivision approval to provide adequate
access for the residents of the subdivision and access
for emergency vehicles and to avoid unnecessary damage
to the landscape resulting from a single wide access
road;
4. Dogs shall not be permitted as a condition of
subdivision approval to preserve the wildlife of
the area.

and BE IT FURTHER RESOLVED, that the Pitkin County

Board of County Commissioners does hereby grant said request
for rezoning from AF-1 to PR for the following described
property:
A parcel of land being part of Lots 13, 14, and 15
and all of 16 and the SE's of the SEk of Section 31,
Township 9 South, Range 85 West of the 6th P.M.; and
part of Lots 18 and 19 and the SEA of the NEk of
Section 6, Township 10 South, Range 85 West; and part
of Lot 26 and all of Lot 25, Section 5, Township 10
South, Range 85 West Said parcel is more fully
described as follows:
Beginning ab the Northwest corner of said Section 5,
thence N 89 23'39" E 1323.37 ft. along the North line
of said Lot 25; thence S 0°03'34" W 1043.62 ft. along
the Easterly line of said Lot 25; thence West 219.76
ft. along the line of Lot 25; thence south 575.00 ft.
along the Easterly line of said Lots 25 and 26; thence
West 1610.00 ft; thence N 40°45' W 1315 ft; thence N
15°O1' W 2010 ft; thence N 12°30' E 1384.02 ft. to the
North line of said Lot 15, Section 31; thence N 89°33'
39" E 1258.34 ft along the North line of said Lots 15
1 and 16 thence South 206.62 ft. along the line of said
Lot 16; thence East 256.27 ft. along the North line
of said Lot 16; thence S 01°40'15" E 2488.23 ft. along
the East line of Section 31 to the point of beginning.
