ORDINANCE OF THE BOARD OF COUNTY COMMISSIONERS OF PITIUN
COUNTY,COLORADO,REZONING LOT 4,THOMPSON/STRANAHAN SUBDIVISION
EXEMPTION FROM PUBLIC TO RS-20/PUD

RECITALS
1. The Don Johnson Living Trust("Applicant")has applied to the Board of County Commissioners of
Pitkin County,Colorado('BOCC")to rezone Lot 4 of the Thompson/Stranahan Subdivision Exemption
from Public to RS-20/PUD, in order to merge the lot with the neighboring property. The resulting lot will
contain in excess of 20 acres,which will make it conforming in the RS-20/PUD zone district.
2. The lot to be rezoned is located in Woody Creek to the north of Woody Creek Road and the west
of the Compass campus,and is more specifically described as Lot 4,Thompson/Stranahan Subdivision
Exemption.
3. The lot was created by BOCC Resolution No. 82-85,and is restricted as open space.
4. The lot is currently zoned Public and is subject to the Aspen Community School Master Plan that
was adopted by the BOCC pursuant to Resolution No. 95-29.
5. The Pitkin County Planning and Zoning Commission considered the proposed rezoning at a
regularly scheduled meeting on July 3,2001,and recommended approval by a vote of 3-1.
6. The BOCC considered the proposed rezoning at a duly noticed public hearing on first reading on
August 22,2001,and voted to approve the proposed amendments on second reading on September 12,
2001.
7. The BOCC finds that the proposed rezoning is consistent with the applicable provisions of the
Pitkin County Land Use Code.
NOW,THEREFORE,BE IT ORDAINED by the BOCC that it hereby rezones Lot 4,
Thompson/Stranahan Subdivision Exemption from Public to RS-20/PUD.
