APPROVAL FOR A LOT SPLIT OF 41.8 ACRES IN THE CASTLE CREEK VALLEY ��

� _ WHEREAS, Barbara and Steve Schneider have submitted an application �
requesting General Submission approval of their proposed subdivision of
41.8 acres in the Castle Creek Va11ey into two parcels of approximately
21 acres each, and
WHEREAS, the Colorado Geologic Survey has reviewed this applic�tion �
- and finds no geologic reason why the subdivision should not be approved,
. �
and
WHEREAS, the County Sanitarian has reviewed the proposal and states
in his memorandum of June 15, 1978, that he believes water will be relatively
easy to locate and suggests tfiat building sites be limited to the west side
of Castle Creek in order to minimize impact on Castle Creek and adjoining
• flood plains, and
WHEREAS, the County Engineer has reviewed the application and recom-
mends that both homesites be located on tfie west side of the County road and �
suggests that only one road cut should be allowed on the County road to
�,
serve both of the proposed homesites, and ��
��.
WHEREAS, Mountain Bell has requested specific phraseology to be used in �

the dedication of utilities easements witfiin said subdivision,and ���

� WHEREAS, the CSU Visual Resource Maps indicate that all of the proposed F;

homesites will be located in areas of moderate visual vulnerability, and =

� WHEREAS, the Pitkin County Planning and Zoning Commission considered t�i

the request on June 24, 1978, at which time the application was recommended ;�;

for approval conditioned on a P&Z site inspection to be held prior to -
' detailed submission, siting of the homes within the trees with no visual `''

impact from the road, one road cut from the highway only, and no development �;,:
on the east side of the highway, and "'

WHEREAS, the Board of County Cormnissioners has reviewed the recommeridation

of the Commission, and the evidence and testimony presented with respect to ;:':

the application,
NOW, THEREFORE, BE IT RESOLVED by the Board of County Cortpnissioners
of Pitkin County, Colorado that it does hereby affirm the actions of the
Pitkin County Planning and Zoning Commission and grant approval of the Gen-
' eral Submission for the Schneider Subdivision hereinabove described,
;
' � conditioned upon the following:
' ��,. 1. detailed submission should reflect on road cut only on the county
€ road to the satisfaction of the County Engineer,
'� 2. that building envelopes be specified so as to minimize the visual
�z impacts from the County road, and
�� 3. that no development will be permitted on the east side of the County
road, and
� 4. that the applicants deed covenant the prop�rty against future sub-
� division, and
;� 5. utilities easements, and certified plat survey requirements should
�� be meet prior to detailed submission.

PP provide the planning office with a soils engineer-
ing report to determine proper foundation design and subsurface
conditions affecting septic design, prior to detailed submission, and
8. detailed and final plats will reflect a trails easement along Castle
Creek.

at its regular meeting held August 14, 1978
