` RE: Pauper Paradise Subdivision - General. Submission

� �VHEREAS, the Pitkin County Board of Commissioners held a publiC-
�
hearing on October ?.3, 1978, to consider the qeneral submission of
� Dottie Dox for the subdivision of the 61.75 aCres Paupers Paradise
ti to include two additionaZ PUD building sites of appzoximately one �
t
acre each with 18 acres held in common, and
`x WHFR�'AS, The Growth Management Policy Plan sets a guideline for �'`�
�
development of 34 units per year caithin the Downvalley anea and builcl-
out on previously subdivided lots through October 197g was 29 units,
�:
and considering these figures the goal within 1978 is to limit
,
additional approval to 5 units,
WHEREAS, the Pitkin County Planning and Zoning Co�mission at
their meeting on August 30, 1973 considered this application, and
SVHEREAS, their discussion focused on the presedence of similar
apnlications which were allowed only lot splits within the Old
Snowmass Area and the fact that two lot subdivisions are exempt £rom
the housing section of the Growth Management Plan, and
�r7FIEREAS, the Snowmass Capital Creek PZan suggests there be no
development on the lbwer part of the road because of the narrowness,
and
tVHEREAS, access to the proposed lots could affect fire pro-
tection, and
W:iFREAS, further they resolved to recommend approval for one '
additional lot of 1 acre with nine acres held in common and the
' further condition of siting by a geotechnical person.
THEREFORE, BE IT RFSOLVFD that the Pitkin County Board of
Commissioners approves the General Submission by Dottie Fox for
Pauper's Paradise for only one additional building site of one
�
acre with nine acres retained in common with the following condition: �j
Einal siting to be done only on the recommendation of a geo- �
technical person.
