WHEREAS, the Board considered the Detailed Submission Application �.
�
for the condominiumization of the Airport Business Center Rowhouses �
�
iocated on Lot 1, Block 7, of the Airport Qusiness Center (the "Project") �
at their December 71, 1978 meeting, and �
WHEREAS, the Board has previous7y approved the General Submission �
#
Application for the condominiumization of the Project pursuant to �
Resolution No. 78-125 finding ther.ein that the development will not be �
exclusionary as defined in Resolution No. 74-87 because of, among ather
things, its location and proximity to certain industrial uses and within —��
' a service/commercial/industrial district, its incorporation of commercial �
Fspace, and past experience with other residential units in the A.B.C., and

,�' WHEREAS, the Board conditioned the General Submission approval on

the incorporation of adequate provisions in the Land Lease limiting the �
�
� occupancy to emplayers and employees in Pitkin County�using these units -- �
i �.
� as their primary residence_,and authorizing the Pitkin County Housing _- }
' Authority to verify the same at each transfer of ownership, and 5

WHEREAS, the Pitkin County Planning and Zoning Commission considered � .�
� "
the Detailed Submission Application at its December 6, 1978, meeting, �,
�i
together with the recommendation of the Pitkin County Housing Director _
as to specific elements to be included in a Land Lease in order to �
��
guarantee the purchaser qualifications hereinabove noted, and recommended _
i;
approval subject to the inclusion of certain language in the Land Lease. J
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners
of Pitkin County, Colorado, that it does hereby approve the Detailed '*
Submission for the condominiumization of the Airport Business Center ;:;
Rowhouse Project, subject to the Land Lease incorporating the following
specific elements:

1. Units shall be the primary residence of the owner. �
2. Six month minimum lease.
3. The occupancy in the project shall be limited to employers
and employees in Pitkin County.
4. Employees and employers shall be defined as those persons
who have resided and been employed in Pitkin County during
the two (2) Year period i�nediately prior to their occupancy ' �
on the premises and continue to be employed for a minimum of .
ten (10) months out of each year.
5. P,utfiorize the Pitkin County Housing Authority £o verify the
same at the transfer of each ownersfiip.
6. And'�these conditions not be amended without prior approval
of the Board of County Co�snissioners of Pitkin County,
•' Colorado.
