RESOLUTION OF THE BOARD OF COUNTY
COMMISSIONERS OF PITKIN COUNTY, COLORADO,
Re: Lot 14, Aspen River Valley Ranch - Final Plat !

� WHEREAS, on September 71, 1978, the Board of County Commissioners of j
�
Pitkin County, Colorado, did approve the detailed submission for Lot 14, �
Aspen River Valley Ranch, with conditions, which conditions were partially �� -
amended by motion of the Board made at a special meeting on November 6, 1978, and �
� WHEREAS, the Board has reviewed a Final Plat at meetings held on March
�
� 12, 1979 and April 9, 1979, and finds that the Plat is submitted in accordance �
� with Final Plat requirements contained in Section 6.05 of the Pitkin County '
s Land Use Code. (

,, NOW, THEREFORE, BE IT RESOLVED that the Board of County Comnissioners of j
�' Pitkin County, Colorado, does hereby approve the Final Plat of Lot 14 of
�
°' the Aspen River Valley Ranch, providing for the subdivision of that lot into �
i; two parcels subject to the following conditions: �
1. Prior to recording of the Final Plat, payment of the appropriate
Park Dedication Fee of $294 shall be made, in lieu of land dedication.

2. That construction and development not be allowed above the 7095
_ topographic line and that any construction between the 7095 and 7050 topo- a
graphic lines be allowed only in compliance with the Lincoln DeVore report �
�
in Book 353, Page 284. �
�
3. Any residential construction including that below the 7050 line �# `
shall include positive drainage away from the foundation and no building �
shall contain any basement window wells or sliding glass doors at ground

level on the uphill side of the structure. �
4. A deed restriction shall be recorded with the Pitkin County Clerk �
and Recorder covenanting against further subdivision of the property.

5. A fishing easement within the water course of the Roaring Fork '
River as flowing from day to day shall be dedicated for public use. �
`;, 6. A plat notation be included acceptable to the County Engineer and �
