GRANTING SPECIAL REVIEW APPROVAL FOR �
� THE REDEVELOPMENT OF THE ELK MOUNTAIN LODGE �

) WNERfAS, Peter Carley has applied for special review approvaT for the �
� �
' redevelopment of the Elk Mountain Lodge by removing 20 of the 29 existing i �
�
} units and replacing them with 20 new ones consisting of four employee and 16 �
S
`� rental units, and, in addition a new bunkhouse for children and educational i
.; purposes, and i
� WHEREAS, the Pitkin County Planning and Zoning Commission has recortmended �
�
� approval of the application at its meeting held on March 28, 1979, and j
I
WHEREAS, the Board is willing to adopt this recommendation subject to the �
� conditions hereinafter specified, i
t NOW, THEREFORE, BE IT RESOLVED by the Board of County Cortunissioners of �
. Pitkin County, Colorado, that it does hereby grant special review approval for
the redevelopment of the Elk Mountain Lodge with the improvements and uses
hereinabove described conditioned as follows: .
'' 1. A potential limitation on the number of guests will be considered �
at the annual review in one year. 1

` 2.• The driveway entrance must be approved by the County Engineer. (
,� 3. No children's activities shall be located within an area between the �
i
north, east and west boundaries and an east-west line running 100 feet south � � _
of the northerly boundary.
4. Four employee housing units shall provide a minimum of eight beds �
and shall be deed covenanted to the PMH low income housing price and size �
guide7ines. The Etk Mountain Lodge shall also be required to house all
employees, and the number of housing units and beds will be re-examined at �
the annual review. (
5. The application may be amended to add an employee unit in the �
bunkhouse. • � ��
6. The parking area will be screened from the road by vegetative cover. (,
7. The County Sanitarian sha77 approve proposals for sewage disposal +
and water supply prior to the issuance of any building permits. �

! 8. The property shall be deed covenanted to require all dogs to be

kenneled while on the property.
9. All portions of the County road sha11 be dedicated as public right- !

of-way, 30 feet either side of tfie existing centerTine of the road as it !

10. The surveyor shall sign the plat.
11. An unpaved trail easement shall be added to the plat to the satisfaction j

of the County Trails Director.
12. The property shall be deed covenanted against any future subdivision. � .

13. No snowmobiles or helicopters shall be used in conjunction with the �

! 14. The special review application filed by Elk Mountain Lodge shall be- �

come a permanent part of the special review approval and any material deviations �
�
from use therefrom shall be grounds for revocation of the special review approval. �
15. The property shall be deed covenanted to ailow for unlimited day '
