�a WHEREAS, Roger A. Samuelson and Marjory A. Samuelson are represented as the tl -
owners of record of real property known as Lots 1 and 2 of the Samuelson Subdivision '�
� recorded in Pitkin County, and

WHEREAS, the Samuelsons have requested subdivision exemption in order to se11

lot 1 separate from Lot 2 of the Samuelson Subdivision, and :_z
� WHEREAS, Section 4-2.2 of the Pitkin County Land Use Code allows an exemption '

from subdivision for subdividing of f�]ly developed lands under existing zoning or 'i;
;� zoning in effect when the development occured, if the development was done in con- k
'� formance witb the law at the time and not alone (without subdivision approvai) to �
� avoid subdivision (or other 7and use} regulations, and s�

WHEREAS, the Board has heard the evidence and testimony presented with respect �

�� to this application and is satisfied that the proposed separation does meet the ;�

x intentions of Section 4-2.2. ;� '
NOW, THEREFORE, 6E IT RESOLVEO by the Board of County Comrnissioners of Pitkin =1

�;�� County, Colorado, that, pursuant to Section 4-2.2 of the Pitkin County Land Use Code, f'�

� the sale and separate conveyance of Lot 1 of the Samuelson Subdivision, consisting :�`

� of 0.459 acres of land lying within Pitkin County, Colorado, shall and hereby is ;�.

and, consequentTy, is exempt from compliance with the Pitkin County Subdivision Regu-: '
