COMMISSIONERS OF PITKIN COUNTY, COLORADO, �
� GRANTING GENERAL SUBMISSION APPROVAI �
� FOR THE WILD ROSE RANCH SUBDIVISION

WHEREAS, Janet R. Edwards and Thomas N. Fulker are the owners of record
of a parcel of 28.7 acres of real praperty in the Crystal River Valley, a�d ;:i -
� WHEREAS, the owners have requested general submission approvaT for a two i �
� unit subdivision of said parcel, and
WHEREAS, the Planning and boning Cattmission reviewed this application at �
� !
its regular meeting on August l5, 1979, at which time they recamiended approval i
�
of the general submission request subject to the f ollaving conditions:
1. Utility easement and survey plat requirements shail be met at detailed
submission. t

� 2. Applicant sha11 develop a sewage disposal system•atceptab]e to the ;
� ,'
County Sanitarian prior to detailed submission. ;
3. There shall be reserved for future dedication a trail easement along �

the Oid Crystal River Railroad right-of-way. Such dedication sha71 �
be made, without consideration, when and if requested by the Board !

of County Convnissioners. 5uch dedication shall be limited to use
- of the right-of-way for trail purposes including pedestrian, equestrian,
bicycle, cross-country skiing, and similar uses, but exciuding motor .
vehicles. (The foregoing language shall appear an the final plat.)
4. The applicant shall pravide a statement concerning the structural
condition of the bridge from a qualified engineer.
5. The applicant shall provide a bacteriological and chemical quality
test of the spring water.
WHEREAS, the Board of County Commissioners has reviewed the recortmendation
of the Commission, and the evidence and testimony presented with respect to the
application.
NOW, THEREFORE, BE IT RESOLVED by the Board of C anty Cortunissioners of Pitkin
County, Colorado, that it does hereby grant general submission approval for
the Wild Rose Ranch Subdivision subject to the following conditions:
