CARETAKER DWELLING UNIT ' �"=

RECITALS
- 1. Patrick Hasburgh,hereinafter"ApplicanY',has applied to the Board of County
Commissioners of Pitkin Coanty,Cotorado,hereinafter"Board",for approval of a -� F
caretaker dwelling unit pursuant to Section 3-1511 of the Land Use Code.
! 2. The applicants lot is zoned AFR-l0 and is approximately 3.25 acres in size. �

3. Said Parcel is described as Lot R35 of the Starwood Subdivision.
4. The applicant proposes to deed restrict[he caretaker dwelling unit pursuant to
Code Section 3-1511.
5. The Board heard this application at a regularly scheduled meeting on February 14,
1996,at which time evidence and testimony was presenied with respect to this

j 6. The Board determined the proposed caretaker dwelling unit meets the criteria
; established in Section 3-1511 of the Land Use Code. �
NOW,TFIEREFORE,BE IT RESOLVED by the Boazd that it does hereby grant
� approval to the Hasburgh Caretaker Dwelling Unit application subject to the following
conditions:
; 1. The applicant shall record a caretaicer dwelling unit deed restriction,pursuant to
Section 3-151 I of the Code prior to the issuance of the building permit.
2. The caretaker dwelling unit will be limited to 700 square feet of livable area.

± 3. The applicant shall adhere to ail material representations made in the application
and in the public meeting.
4. The applicant shall obtain approval of a woodstove/fireplace permit from the .
Environmental Health Department,prior to the issuance of a building permit.
