HAZARD REVIEW AND GENERAL SUBMISSION '

1. Kaydene J.Ward,hereinafter"Applicant"has applied to the Board of County r�"
Commissioners of Pitkin County,Colorado,hereinafter"Board",for approval of 1041
Environmental Hazard and General Submission Review for the construction of a single- -
family residence. �

2. The ApplicanPs lot is zoned AFR-10 and is approximately 38 acres in size. P

' 3. Said lot is known as Lot 8 of the Redstone Unique Properties,west of the town of °
Redstone,and is more specifically described in Exhibit A,attached. :

4. The Planning and Zoning Commission reviewed this application on December 19,
1995 and found that this proposal complies wi[h the criteria set forth in the Pitkin County
Land Use Code.

5. The Board heard this application at a duly noticed public hearing on March 27,
1996,at which time evidence and testimony was presented with respect to this °
application.

6. The Board determined that the proposed development meets the criteria
� established in the Land Use Code.

i NOW,THEREFORE,BE IT RESOLVED by the Board of County '
i Commissioners of Pitkin County,Colorado,lhat it does hereby grant approval to the
Ward T041 Hazard Review and General Submission application,subject to the following
conditions: '
' 1. The Applicant shall adhere to all material representations made in the application '
i and in the public meetings.
�
2. Prior to building permit application,the Applicant shall record a 24 x 36 inch mylar �
1041 Hazard Review Site Plan which meets the approval of the Community �
Development Department and County Attomey. The site plan shall include the
following 1041 Hazard Review Warning and Disclaimer: �

5. The Applicant shall comply with the following wildlife mitigation measures: ,
a. Dogs are prohibited.
b. Fencing shall be a maximum height of 42",4 strands or less with a 12" .
kickspace between the top 2 strands. Any rail fencing shall be the round
type,48",3-rail or less with at least 18"between 2 of the rails.

d. Horse/livestock hay shall be fenced at the owners expense with 8 foot game

except as required for the access driveway and the implementation wildfire ���
mitigation measures.Vegetation within the envelopes shall be preserved as
much as possible in order to screen the building sites.
f. All utilities shall be buried in the access driveway.
6. The area around the structure shall incorporate landscaping with wildFire defensible
space considerations as follows: �

a. Brush, debris, and non-ornamental vegetation shall be removed within a �

c. Spacing between clumps of brush and vegetation within the 30 foot ,' �"

spacing guidelines shall be followed. �

8. Prior to issuance of a building permit,the Applicant sha!]provide documentation of
an adequate domestic water supply.Quantity and quality of said supply shall meet
the approval of the Environmental Health Department. •
