This application was reviewed by the Planning and Zoning Commissio»at regulazly scheduled public meeting on July I8 and October 17,1995. . 4. The Board of County Commissioners reviewed this application at regularly schednled public meetings on January 10,February 28,and April 10,1996,at which time evidence and testimony was presented with respect to this application. � 5. NOW THE1tEFORE BE IT RESOLVED by the Board that it hereby grants Conceptual Submission approval to the Applicant to construct a single family residence subject to the following conditions: 1. Wildfire Mirigation shall be as follows: a. Brush,debris and non-ornamental vegetation shall be removed j within a minimum 10-foot perimeter around the structure. b. Vegetation shall be reduced to break up the vertical and horizontal continuity of the fuels a minimum of a 30-foot perimeter around a structure built on flat ground. (For greater slopes ref.CSFS Safety Zone chart,Page 13,Wildfire Guidelines for Rurat Homeowners). � c. Spacing between clumps of brush and vegetation within the 30 foot perimeters shall be a minimum of two times the height of the fuel. Maximum diameter of the clumps shall be two times the height of the fuel. ' d. Prior to the issuance of a building permit the applicant shall provide the Environmental Health Department with information documenting the location of the well and that the quantity and quality of the water meefs County standards. . � 10. The applicant must apply for and receive a septic system permit from the Environmental Health Department prior to issuance of a building permit. 11. The applicant is approved to constrvct a single family residence in conformance with the current Rural and Remote zone district,within which ApplicanYs property is located. Should the square footage limitation be modified by the Board of County Commissioners or court order,the Applicant shall be approved to construct a residence of 2,280 squaze feet of floor area and a detached gazage of 864 square feet of floor � azea,as requested and represented by the Applicant to the Board of County � � Commissioners. cµn � 13. The Applicant shall submit a"low impacY'construction management plan ' for approval by the Community Development Department Director can • concurrently with the building permit application. Said plan shall detail �� the methods by which construction materials and machinery will be � transported to the homesite. No access road to the homesite building rn envelope will be permitted. �- � 14. Prior to the issuance of any building permits,the existing unapproved D struchues shall be removed.
