A building envelope has been identified on both sites and will be depicted on separate 1041 Site Plans appinved by the Board and i�ecorded in the O�ce of the Pitidn County Clerk and Recorcier. 9. A radio hansmitrit�g facility is l�ated inunectiately adjacent to tlie upper Uuilding site on the top of a Iaiob appiroximately 240 above the suUject site. The radio site is regularly • seiviced by radio technicians. ' 10, The Planning and Zoning Conuvission,County staff,Board of County Commissioners and , a representarive of the Division of Wildlife have conducted site visits to the upper and lower building sites. ; I 1. The ApplicanYs develo�ntenk plan includes a corumirinent guaranteed by financial security to remove a11 improvements and reclaim the�ippec building site upon sale of the subject site or upon Ehe death of Carole and Steve Elliott which ever comes first. 15. The Board found that Ehe upper building site is already impacted by regular h�a�c to the �r radio h�ansmitting facility. ��. 16. The Planning and Zoning Conmiission heard the applicarion at theic L�egularly scheduled : meetings on Februaty 6 and May 28 1996 and reconuuended conditional 1041 Htizai�, : Scenic Foi�eground and Caretaker Dwelling Unit approval of the lower building site by ' � the Board. - 17. The Board heard this application at du[y noticed pubiic i�earings July 24,1966,July 31, ,� 1996 at which tinie evidence and tesriuiony was presented with respect to the application. ���, NOW,THEREFORE,BE IT RESOLVED by flie Soard that it does heL�by grant 1041 Hazard Review,Scenic Foreground and Ca��etaker Dwelling Unit approvai to the Elliott/Aitel application subjecf to the followiiig conditions. l. The applicant shall prepare three mylars for i�eoot�ding which must be appibved by the : Board,Pitkin Couniy Attorney and Community Development Dii�ector.
