I. Skip Braver, (hereafter"ApplicanY')has applied to the Pitkin County Boazd of .
County Commissioners(herea$er"Board")for consideration of approval of a cazetaker �
dwelling unit pursuant to Section 3-150.130(B)of the Land Use Code.

2. The property is described on Exhibit"A"attached.
4. The Boazd consideted the request at its regularly scheduled meeting of December 18,
1996,at which time evidence and testimony were presented with respect to this
application.
. 5. The Board determined that the proposed development meets the criteria established in
Section 3-150.130(B)of the Land Use Code,and therefore found the development of the
caretaker unit to be appropriate.
NOW,THEREFORE,BE IT RESOLVED by the Pitkin Counry Boaz�d of County �
Commissioners that it does hereby grant approval for development of a caretaker
_ dweiling unit on the property described herein subject to the following conditions:
1. The applicant shall adhere to a!1 material representatiotts made in the application and
at the public meeting.
, 2. The proposed caretaker unit shall not contain more than 700 squaze feet of net livable
floor area.
3. A caretaker dwelling unit deed restriction to the satisfaction of the Housing Office
shall be recorded before building permit approval.
4. The floor plan of the cazetaker unit shatl be provided to the Housing Office for "
approval prior to application for a building permit for the unit.
5. The kitchen of the caretaker unit shatt contain a minimum of a two-bumer stove with
oven,standazd sink,and a minimum 6-cubic foot refrigerator with freezer. °

G. Prior to issuance of a building permit,the appiicant shall provide documentation of an
adequate domestic water supply as evidenced by a commitment to provide service from _
the Snowmass Water and Sanitation District.
7. The septic system for the development shall meet the approval of the Environmental !` �
Health Department. The applicant shall obtain such approval prior to the issuance of a
building permit. The sewage disposal system must be located within the buitding
; enveiope and meet all enviro�mental setback requirements.
8. The applicant shall obtain a fireplace/wood stove permit with the Environmental
Health Department prior to issuance of a building pecmit.
' 9. That the approval be specific to the design,location and heights shown on the floor
plan and elevations prepazed by Hagman Architects which were provided to the Town of
Snowmass Village for review(Exhibits B&C attached). A copy is attached indicating
• that the first floor elevation witl not exceed 66'-6"site elevation relative to the assumed
100'-QO"height eleva6on for an existing fire hydrant as shown on the current building
permit site plar�for the residence. Based upon our understanding that the car court will
be at elevation 70'-00",flie structure siiouid not exceed site elevation 88'-00"at the
highest ridge or chimney point.
- 10. Colors and materials should be consistent with the principai structure. Non-reflective
materials shouId be utili2ed to the greatest exYent possibte.
11. No portion of the structure,including roof overhangs or decks,shail extend outside
the building envelope.
. 12. Areas outside the building envelope should not be distured. All grading or other land
disturbances shall be revegetated. Any landscaping by the applicant to so8en the visuat
impact of the main residence or caretaker unit from tlie Snowmass ViUage perspective is
encouraged.
13. To minimize visual impacts to the Town of Snowmass Vitiage,exterior lighting for
driveways and landscaping is prohibited. All other lighting shal!compiy with County
Land Use Code Standards.
