WHEREAS, Avalanche Associates, a Colorado General Partnership, are the 4
' � owners of two parcels of land located in Tract 74 of Section 27, Township 8
South, Range 86 West of the 6th Principal Meridian, (more specifically described � '
in Exhibit A attached), and �

WHEREAS, Avalanche Associates are the operators of the gas station and j
" garage business on this property known as Midstate Motors, and �

WHEREAS, the parcels are in a U Unclassified zone category and must �
� receive special review approval for any expansion, and #

�` WHEREAS, a variance has been granted by the Board of Adjustments to allow

` the expansion within the 200 foot highway setback, and

g; WHEREAS, the applicant has complied with requests of the Pitkin County �

"�:��' Planning and Zoning Commission, specifically, to incorporate fencing to improve �
��` � and direct traffic circulation, to move the U-Haul parking to the rear of the �
� ��� lot and to design the addition such that it encroaches no further than the �

WHEREAS, a public hearing was held before the Board of County Commissioners

at their regular meeting on December 14, 1981 at which time the recomnendations �'i
�' of the Planning and Zoning Commission, the Planning Office, referral agencies . '

and memhers of the generai public were accepted. �
