l. Leased Ar�. The parking lot area incorporated by this lease shall be defined �
as not less than 30 car spaces located on the east side of the Sr�niass �
Cornco parking lot.

3. Tentt. The term of this lease shall be one year c�ncing on the effective

4. Rent. In oonsi.deration of the prenises, the Lessee, upon recei.pt of an �

inwice, shall pay lessor $125 per month. In addition, the Lessee will
reimburse Lessor $10 per time that the parking lot receives snowplow ser-
vices (usually defined as when the snow accimnilation is 3 ix�hes or more).
In the evPnt average lot utilization for any given month falls below 15 Z
autarobiles pps day, the Lessee shall pay Lessor $75 per month. Lot utili- �

zati.on estsmates shall be made by mutual agreanent of t1�e Lessor and Lessee. �

5. Onezation. Lessee shall assist im keeping its bus stop and parking lot area
free of litter and de6ris, however Lessor shall asslmie full responsibility �
