, , I. Steven Tisch (hereinafter "Applicant") applied ro Pitkin County to consider an ' �•,
extension of vested real property rights pursuant to Section 4140 of the Land Use Code for
' a parcel of land described in Exhibit"A." �

: � 2. The Board considered a memorandum of the Aspen/Pitkin County Planning Office
dated December 20,1995. �
3. The Boazd wnsidered the request at its regulazly scheduled meeting of December �r

20, 1995 and foand the extension to be appmpriate, subject to the revesion of original ,
conditions to reflect current County legisiation.

i NOW, THEAEFORE BE IT RESOLVED that the Piticin County Board of Couniy

1. The building envelope shall be revised as depicted on the survey provided by the applicant ' ,i �
(attached as Exhibit B)and this drawing shall be recorded in subs6tu6on for the previousty `�`�.7, .

2. No disturbance shall be allowed within the wetland or riparian areas and development shall k
be prohibited outside of the building envelope excepi as necessary to implement the wiidftre �
mitigation measures described elsewhere in this document. The sep6c system shall be t ��=

the build'eng envelope must reviewed by the Planning Office and the Environmental Health $ � '
Department for compliance with 1041 environmental hazard regulations. The Planning � �f;�

requirements of the Environmental Health Department for water supply,septic system and

. j 6. The foliowing wildfire mitigation measures shall be adhered to: ��
a. The access road within the property shall have an ail-weacher driving surface and
shall be 16 feet in width. Two pull-outs shal( be designed along the road to - ,�-."

b. The residence shall contain an interior sprinkler system if located within an area of
'� severe("X"or"C")wildfire hazard or if the residence constructed exceeds 5,000
square feet of floor area or is further than 5 minutes from the nearest fire station.

+ 2) Vegetation thinning and landscaping to a minimum of 30 feet azound the �
�' sWcture with a minimum of 10 feet crown separation between clumps of � `

Remaining clumps shall not have a crown diamater in excess of ]0 feet. �
Dead limbs and ladder fuels that would earry fire into the crowns of brush ' � �'
should be eliminated. Slash shall be properly disposed of by chipping, �
