- - WHEREAS, Golf Course Properties Associates, a Coiorado 6eneral Partnership
(hereinafter referred to as "applicant"), is the owner of record of 9.9 acres
of real property more specifically described as Lot 2, Iselin Subdivision,
and
WNERFJIS, the applicant has requested the subdivision of said property into »'"., E�
� two parcels eacfi for singie-family use, and �

WHEREAS, a public hearing was held before the Board of County Camnissioners "
�
r at their regular meeting on July 73, 1981 at which time the recomnendations
of the Planning and Zoning Commission, the Planning Office, referra7 agencies f.�, �

and members of the general public were accepted. 4*' :,�

- ; NOW, THEREFORE, SE IT RESOLVED by the Board of County Cortonissioners of _��
# ' Pitkin County, Colorado, that General Submission approval for the resubdivi- ;
� . sion of Lot 2, Iselin Su6division, into two separate parcels each for single-
� family use is hereby granted subject to the following conditions: �'
�-
1. The property shali be deed restricted against further deve]opment, and i;
• 2. The applicant shall verify the suitableness of the grades to the satis-
_ faction of the Aspen Metro Sanitation District, and �
�
3. The applicant shall agree to extend the minimum six inch (6") ductile
water main to the property and install a fire hydrant in accordance
•• with the City of Aspen Water Departrt�ent's main extension policy, and
• 4. Receipt of a road cut permit from fhe State Highway Department, and a �
5. The execution and recording of the avigation easement as approved by
. the County Rttorney and the FAA as a condition of final plat approval,

6. The bui]ding envelope for Lot 1 should be located as far to the west
as setbacks permit with the eastern edge of the envelope to be no
higher than the 95 foot contour line as identified on the general �
submission plat, and
7. �evelopment of Lot 1 should be restricted by a maximum height for any �
structure to be placed on the lot to be no higher than the 95 foot
. contour line as identified on the general submission plat, and ;
8. The building envelope for Lot 2 shall be relocated approximately ; �
250 feet to the east to a lacation behind the cottonwood trees and '
as close to the rear property line as setbacks permit.
