�w, in the State of Colorado hereinafter referred to as the "County'�. r , .

>a Whereas, from January 1, 1995 - December 31, 1995, RESPONSE desires �a__�._.,' •
- to rent an office space in the new Schultz Health and Human '�`�-•
-� Services Building approximately 391 sq feet at $16/sq ft per year '�':r"
� totaling $6,249 for ane year. "':

� Whereas, RESPONSE, a non-profit agency, is providing educatian, •.a�:
{` prevention, and services relating to domestic violence.

, � Now therefore, in consideration of the mutual covenants and
, � promises contained herein, the parties agree as follows: �° `

.;_.� 1. Period of O�eration: The County hereby leases and demises for i
� the calendar year 1995 to RESPONSE that area designated office -�}
G in the Schultz Building. Said space shall be available at
- 8:00 a.m., Friday, Januazy 1, 1995. RESPONSE will be prepared
to vacate the office by 5:00 p.m. on Friday, December 31,
1995, unless a new lease has been signed.
� 2. Repairs and Maintenance: During the period of this lease �;�
agreement RESPONSE shall maintain this office in good shape
and repair and return it to the County in substantially the
same condition received, normal wear excepted. The County
shall provide re9ular office cleaning Monday - Thursday.
3. Payment: The County shall provide an in-kind rent
- contribution of $6,249 to RESPONSE. j
���� \ 4. Governinq Law: This lease agreement has been entered into in ' t �
;.- the State of Colorado, and the val.ictity, interpretation and "
legal effect of this agreement shall be governed by the laws �
of the State of Colorado.
5. Non-ASSignment: This lease agreement and the rights arising � ;
under it shall not be assigned or transferred by RESPONSE. �
6. Bindina E£fect: This lease agreement shall be binding upon '��±
the parties hereto, their respecCive heirs, successors and
�
assigns. -
7. Miscellaneous Services• All other services, copier, etc will �
' � be charged to RESPONSE at the rate determined for all tenants !

� premises in a manner which will not interfere with other � "

� � 9. The County shall supply heating and electricity to the leased :�:;�=',;

10. In the event the building or leased premises become damaged or �
untenantable for any reason during the term hereof, the County � ,�;�� .'
shall have the right to declare this lease terntinated and - t '�:�.�.
require RESPONSE to vacate the premises, whereupon the parties �
shall have no further obligations hereunder. �:" . 'x •
11. Maintenance and cleaning shall be the responsibilitp of the r ��%=•
County with general office cleaning (vacuuming and trash
removal) Sunday - Thursday evening, annual carpet cleaning and � �f:,�}
semi annual window cleaning.

12. The Company hereby releases and indemnifies the County from =� '
any liability for property loss or damage and personal or � �
bodily injury to the property or in connection with the use, �
storage, movement or maintenance of the property provided that � `�
this indetnnity shall not be considered to indemnify the Connty '�'�
from damage or injury caused by the willful misconduct of the ���
_:� County or its employees. � :
,I 13. This agreement my be texminated at any time for any cause by ±
either party by 30 day written notice to the other party at
the addresses set forth below. ! �� �'
, 14. It shall be the responsibility of Response at its own sole '� � j •
`:�;�_ cost and expense, within five days after the expiration of �
this Agreement, to remove said property from the premises. ; •y
Any property not removed within this period of time shall be �'
,;
conclusively deemed to be abandoned by Response and shall
become the property of the County. y
