� by and between Avalanche Associates (hereinafter referred to as "Lessor") y.
� and the Board of County Commissioners of Pitkin County, Colorado (herein- � �...E'.

WHEREAS, the Lessor is the owner of certain lands lying within Pit-

kia County, Colorado, adjacent to Colorado State Highway 82, part of which

the Lessor wishes to make available to the Lessee for an automobile inter-
cept parking lot for the patrons of the Pitkin County Bus System.
� NOW,TfiF.REFORE, in consideration of the mutual covenants herein made, it
3s agreed by the parties hereto as follows:
� 1. Leased Area. The parking lot area incorporated by this lease shall be de-

fined as not less than 30 car spaces located on the east side o£ the Snowmass �
i9 Conoco parking lot. �
� 2. Good Title. The Lessor represents that he has the full right, power
� and authority to enter into this lease for the term herein granted and, fur-
• thex that he will execute or procure any further necessary assurances of title

that may be reasonab2y required for the protection of *_he Lessee.
3. Term. TE�e term of this Iease sha11 be one year commencing on the ef- �
fective date hereof. �
4, Rent. In consideration of the premises, the Lessee, upon receipt of
an invoice, shall pay tecsor $1.25.00 per month. In addition, tne Lessee will
reimburse Lessor $10.00 each time that the parking lot receives snow plow ser-
vices (usually wnen the snow accumulation is three (3) inche� or more). -
5. Operation. Lessee shall assist in �eeping its bus stop and parking

8. Successors. The covenants, terms, and condttions herein shall extend
