^ WNEREAS, Pitkin County is the owner of record of a 120,120 square foot

t='' parcel which is currently improved with the Pitkin County Comnunity Center, and
�4, WHEREAS, with the consent of Pitkin County, Care Center, Inc. (hereinafter
:�:,"
s:_�; • referred to as "applicant") has submitted a request for subdivision of the subject

�:� property which would result in the creation of two separate parcels, a 38,800
�;; square foot parcel and an 81,320 square foot parcel, and

'~�• WHEREAS, the applicant has requested rezoning of the 38,80� square foot

_ �., parcel to PMH-PUD in order to construct a 24 unit multi-family structure to

provide housing for senior citizens, and
��� WHEREAS, a public hearing was held before the Board of Caunty Commissioners

�� on April 11, 1983 at which ti� evidence and testimony were heard with respect to

`?� NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Pitkin

�_,� County, Colorado that it does hereby grant general submission and PMH-PUD rezoning �„
� - for the development of the 38,800 square foot site with 24 housing units (in a

, , mix of studios, one- and two-bedroom units) for the benefit of senior citizens t.,;;

.�;�� subject to the fo]lo�ying conditions: ,:

t:� 1. The detailed submission will include a detailed drainage plan directing
drainage toward detention ponds and Nunter Creek.
t'� 2. The detailed submission will reflect an easement on the 38,800 square
;;;;� foot Silver Willows parcel reserving the patio and landscaped yard
�y� which lies adjacent to the Community Center for joint use.

�' 3. The units will be deducted from the metro area quota upon their
construction. �'

a : �4. This approval will be subject to the adoption of a "public" zone `
F. 6y the Board of County Commissioners and to the rezoning to "public"
t: of the 81,320 square foot Community Center parcel prior to final _ .
�„ plat approval so long as said rezoning is consistent with the County's
adopted Master Plan.
5. All units will 6e restricted to PMH price and occupancy guidelines for
senior citizens.
6. The Silver Willows parcel shall include an easement for future parking
expansion (10 spaces) for the benefit of the Community Center.
7. Cnntracts for all "for sale" units shall be obtained prior to the
� issuance of building permits.
8. This approval is additionaliy contingent upon approval of the building
location on the site 6y the Planning and Zoning Commission at detailed
submission.
