S. flent. The Counhy agrees to pay as base rer►tal to �
the Gredigs for the right to accupy the parcel for the term of
this Aqreement, the amaunt of 51,200.0o per year payable in a lump
sum in advar�ce on the lst day of each lea�e year of the lease
te�n. This base amount may be increased, as indicated, by the
; followi.ng �ormula: The County shall pay dollar-for-dollar in-
� creases in rent, in addition to the annual base rent, equal to any
increases in the general real property tax (exclusive of assess-
� ments of local-benefit improvement districts formed after the
