(hereinafter ."Applicants") have applied to the Board of County

Commissioners of Pitkin County, Colorado (hereinafter "Board") �' "
for special review approval to convert an existing vacant cabin ��'

� into a "detached" bedroom on a 3.4 acre parcel of land (as

described in Exhibit "A" attached); and '- r''�
; WHF.RF.AS� the Board heard this application at a duly noticed
� .
and regularly scheduled public hearing on March 9, 1987, at which
time evidence and testimony was submitted with respect to this
application; and
i
�� WHFRRAS� the Board finds that the proposal to use� the cabin �
as a detached bedroom does not constitute the creation of a
separate dwelling unit within the definition of a dwelling unit
included in Section 20-1 of the Land Use Code and that said cabin �
shall be viewed as a use which is accessory to the main resi-
dence; and
WHEREAS, the cabin is also viewed as a pre-existing use `
' because it formerly contained heating and plumbing and was
previously used as a residence; and
WFIEREAS, the Soard views it to be in the public interest to
allow this historic cabin to be put to a beneficial use so that `��'`�"�"=-

NOW, THLREFORE, BE IT RESOLVED by the Board that it does ��:".;:;•-'
hereby grant special review approval to the applicant to convert � !

the cabin into a detached bedroom subject to the following
conditions:

' 1. Prior to the issuance of a building permit the appli-
cants shall deed restrict the cabin as follows:
� a) The cabin sha1Z neither be rented as a short-term �-'� :':
.� guest unit nor used to house a caretaker; C;�:,

' b) The cabin shall not be equipped with kitchen j:�r���
� � facilities. �
'a 2. Prior to any occupancy of the cabin, the applicants
� shall upgrade the existing septic system in canformance �
;� with the recommendations of the Environmental Health �.

;� 3. Any future cabin expansion shall require further �
