WI�REAS, Christopher Sickels (hereinafter "Applicant") has -
� applied to the Board of County Commissioners of Pitkin County,

Colorado (hereinafter "Board") for approval of a 50� Density Lot �'

,>',� Split pursuant to Section 4-6(b) (5) of the Land Use Code; and �

.. WHEREAS, this proposal is to create two lots from a 4.17 F�.`
-` acre parcel of land (more specifically described in Exhibit A
;�, attached); and
�"� WHEREAS, the Board granted General Submission approval to -

the applicant on February 23, 1987, subject to the conditions as
`.�,�� outlined in their Resolution 87-19; and '
'r�� WI�:REAS, the Board reviewed the combined Detailed and Final
Plat submission at their regularly scheduled public meeting on
1� April 27, 1987 at which time evidence and testimony was presented

with respect to said application. ,
NOW, THLREFORE, BE IT RESOLVED by the Board that it does _
��" hereby grant Detailed and Final Plan approval to the applicant „
subject to the following conditions:
`� 1) Prior to the recording of the final plat:

� a) The Applicant shall submit a performance guarantee '
for the erosion control/revegetation plan for the € =
proposed sewer line. Said guarantee shall be in �:� :
� an amount acceptable to the Planning Staff and in $•�

taker deed restrictions for Lot 1 as required by -
the Housing Authority.

e) The proposed covenants should reflect the commit-
ment of the future homeowners to join a Red � .

���± f) The proposed trail should be dedicated to public �
'`' use in a manner acceptable to the County Attorney.
�;=`� g) The proposed sanitary sewer line easement across •
adjoininq property shall be finalized.
'�.� hj A plat note sha7.1 be placed which states "The -
;:� nearest fire hydrant to this property is approxi- �
mately 1,200 feet downhill. Ideal fire response
,�s;� time to this property is 5 minutes plus 3 minutes
set-up time. The flow rate of the hydrant is not

#�:;, i) The proposed covenants shall be reviewed and
��;z� approved by the Planning staff and the County
Attorney.

2) Prior to the issuance of any building permits, drainage
plans shall be submitted to the County Planning
Engineer for his review and approval.
'.; 3) Prior to the issuance of any building permits park
dedications shall be made pursuant to Section 5- .
';i� 501.11 of the Land Use Code.
`;� 4} The residence of Lot 1 shali be limited to 7,500 square
feet in size. Said 7,500 square feet shall include 500
-� square feet to be utilized for an employee unit
approved pursuant to Section 3-8.13(a) of the Land Use
Code.
