-,� County Commissioners( hereinafter "Board") on August 10, 1987 �

� Jeffery Hines and John and Brenda Duncan requested approval of a ;?

•� 50% density Reduction Lot Split on a parcel of land in Pitkin

� County more specifically described in exhibit "A"; and

;.� o WHEREAS, the Pitkin County Planning Commission approved the

� p po41 review for geologic and floodplain hazards;and
�~�� � WHEREAS, the Planning Commission recommended approval of
,�`� the 50 $ density reduction Lot Split at a regularly scheduled
_� � ,
:%� m meeting on July 7,1987; and

'���s� � WI�REAS, the application meets the requirements of the Land
� Use Code pursuant to section 4-6; and

� NOW, TSEREFORE, BE IT RESOLVED by the Board that it does

�:� 8 hereby grant General Submission approval to the Hines/Duncan Lot ;
`i� � Split request with the following conditions: �

1. The building envelope for lot 1 shall be set back 30
_ feet from the side property line alonq the Rio Grande
$ trail. In addition no trees along the Rio Grande Trail ,
� � outside of the building envelope may be removed. �
� � 2. The applicants shall acquire all necessary easements �;-:.:.'-,,'
'�'�' for the sewage lines to the property. . �->:��

� 3. The applicants shall receive verification from the : 1tx �
� Division of Water Resources that the existing well can
