1. Larry and Phyllis Yaw (hereafter"Applicant”)has applied to the Pitkin County Board �#;r.� .
of County Commissioners(hereafter"Boazd")for consideratioa of approval of a _
' cazetaker dwelting unit pursuant to Section 3-150.130 of the Lan►d Use Code. :
� -„ = 2. The property is described as Lot 1Q Castle Creek Valley Ranch. �y
+ 3. The Board considered the request at its regulazly scheduled meeting of June 25,1997,
at which time evidence and tes6mony were presented with respect to this application. !'°=

; 4. The Board detenmined that the proposed development meets ihe criteria established in i'
� Section 3-150.13Q of ihe Land Use Code,and therefore found the developmenY of the • �tr��
' caretaker unit to be appcopriate. F
i �i NOW,THT�.REFORE,BE IT RESOLVED by Uie Pitkin County Board of Coimty
. i Commissioners that it does hereby grant approval for development of a cazetaker
dwelling unit on the property described herein subject to the following conditions:

� { l. The applicant shall adhere to ail material representations made in the application and
i at the public meeUng.

i 2.Prior to building permit approval, the appIicant shall document for the Environmental
�` Health Department that the well provides enough wafer for the caretaker unit as well as
- # the main house. �

. �s 3. The proposed caretaker unit shalt not contain more than 700 squaze feet of net livable
i floor azea. �
l; 4. A caretaker dwelling tuvt deed restricrion approved and initialed by the Aspen/Pitkin , ,
County Housing Authority shaSl be recorded before building permit approval for the
cazetaker unit i
5. The floor pian of the caretaker unit shall be pmvided to the Aspen/f'itkin County
Housing Autkority for approval prior to application for a building permit for the unit.
