NOW,THEREFORE,BE IT ORDAINED by the Pitkin County Board of County S. :

, Commissioners that it hereby amends the Pitkin County Land Use Code as follows: �

1. Repeal existing SecGon 30150.130 B.and re-enact a new Section 3-15o.130 B.to read as � f
- � follows:(new language is italicized).
B. Other Caretaker: The Board may permit Caretaker Dwelling Units up to seven hundred
(704)square feet on any size lot in the R-30,AFR-10,AFR-2,RS-20,RS-30 and RS-160 zones.
- The Board may permit Caretaker Dwel]ing Units up to four hundred(400)square feet on any
• size lot in the R-6,R-15 and R-15A zone districts. All such units may be attached to,or within,
- i the principal residence;within a properly approved outbuilding,or detached. A11 such units may
I be approved under the foliowing conditions and limitations:
1. The total floor area of the principa!and caretaker unit shall not exceed the allowable FAR -
! of the applicable zone district.

2. There shall be provided one(1)off-sueet pazking space for each bedroom within the E�
principal unit and one(1)off-street pazking space for each bedroom in the caretaker unit. f

, 3. The applicant shall by deed restriction or other permanent commitment running wiih the j
� land approved and initialed by the Aspen/Pitkin County Housing Authority,guarantee that the 1
• caretaker unit shall not be required to be rented;not be condominiumized or sold;not be ,
occupied by the owner or spouse;be limited to accupancy by noi more than two(2}aduits,and
related children,who qualify as(and have been found by the Housing Authority to be)
empioyees of the community under such guidelines as may be from time to time established by
said Authority;be rented for ternts not less than six(6)months if rented. The caretaker dwelling
may be occupied by members of tha immediate family even though they may not qualify as
