. . � 1. The Pitkin County Land Use provides procedures for projects
y to be reviewed by the Planning and Zoning Commission for a

, recommendation prior to consideration by the Board of County
Commissioners.
2. The County has experienced occasions when projects undergo �-

�;� modifications after a recommendation by the Planning and Zoning

�::�- Commission has been forwarded to the Board of County Commissioners.
3. The events that may lead an applicant or the Board to modify
an application vary, however, these changes may substantially
� affect the premise upon which a recommendation by the Planning and
Zoning Commission had been reached.

NOA, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Pitkin County, Colorado that it hereby establishes
the following "guidelines" for considering when a remand of a
revised project should occur.
1) Does the change result in a different number of units?
2) Does the change affect a 1041 hazard area? �
3) Does the change require a condition of approval to be changed, �

?� added, modified or deleted?
4) Does the change have the potential to affect a neighboring
property? � •
,5) Does the change require a modification of the density or bulk ;
—_ - requirements of the Code (through a PUD variance)?
6) Does the: change involve a special review approval that was not
considered by the Planning and Zoning Commission?

BE IT FIIRTHER RESOLVED, that in all cases, a decision by the
�,�. Board of County Commissioners to remand a project to the Planning
and Zoning Commission shall require a simple majority of the Boar@
members present.
