RECITALS ,
' � 1. The Aspen/Pitkin County Housing Board (hereinafter,
��1 ��applicant") is requesting approval from the Board of County
i Commissioners (hereinafter, "Board") for a change in the PUD
agreement for the Castle Creek Valley Ranch (hereinafter, "CCVR")
';
� employee lots.
2. The applicant requests that the three employee Zots in the
�, Subdivision which currently fall under the category 3 income and
sale guidelines of the Affordable Housing Guidelines be changed to
the Category 4 guidelines. The applicant recommends that the
maximum beginning zesale price for the CCVR lots be set at
- --- $195,000.00 (including the $20,000.00 land cost) based on Category
d Guidelines, or cost of construction, whichever is less.

3. The request is made as an attempt to avoid difficulties that
were encountered as a result of unanticipated construction costs '
on the East Owl Creek Subdivision employee housing lots; the
construction cost of the homes substantially exceeded the allowable �, �

sales price of the homes per housinq guidelines. �-'

'� 4. The Board heard the request at a regularly scheduled public �
� meeting on April 26, 1994, at which time they found the request to �� �'
